This property generally offers a positive living experience with a convenient downtown location, often within walking distance to local attractions and restaurants, yet sufficiently removed to avoid excessive noise. Residents frequently praise the clean, well-maintained apartments with modern finishes, spacious layouts, and excellent amenities like a large gym and resort-style pool, all at a reasonable value for the area. However, prospective residents should be aware that communication from the management team can sometimes be inconsistent, and parking, particularly for guests or those with multiple vehicles, is often a challenge.

This has honestly been my favorite place I’ve ever lived—the location, atmosphere, and overall experience have been amazing. That said, parking is a major downside. The property has a strict one-car-per-unit policy, even for multi-bedroom units. If you have a second vehicle (which is pretty common), you have to pay an additional $50/month for another spot. Guest parking is also very limited—there are only about 10 spaces, and they’re almost always full since residents without a second pass try to use them. There used to be a few more spots, but those were taken over by the Staybridge Suites next door, and they now require a pass and will tow if you don’t have one. Because of this, the only other options are street parking or a nearby dirt lot, which can feel a bit unreliable. It also makes having friends over pretty difficult. Overall, I love living here, but the parking situation is definitely something to consider before moving in.

I’ve been living at The Exchange Apartment for about a year now, and it’s been a great experience. The property is clean, well-maintained, and everything runs smoothly. The staff is professional and easy to work with, especially Kendall—always helpful, responsive, and genuinely great to deal with. Definitely a place I’d recommend.

Great location for the price in downtown St. Pete. Kendall is incredibly helpful and always responsive. Since Travis took over management, there’s been a noticeable improvement in communication and overall organization at the property. The Exchange is always clean. It’s a comfortable place to live and the team does a great job making residents feel taken care of.

I have lived at The Exchange for five years and to say the least it has truly been my home. This complex is not only beautiful on the outside but it is especially beautiful on the inside. Kitchens and bathrooms sell any property and The Exchange does not disappoint. The staff, especially Kendall Arcia, are the BEST! Kendall always has a smile, a kind word and is above and beyond helpful. She is by far one of the best assets of the property. I highly recommend The Exchange - from the community activities, to the pool, the gym and the clubhouse - all 5 Stars!
