I love living here at Southpointe The manager is excellent and so is the Maintenance crew they go above and beyond the call of duty and the office leasing agent is amazing. I have been living here for 19 wonderful years and will renew again and again I brag to all my friends about how wonderful it is living here at South Pointe.

Dryer hasn’t worked properly most of the time we’ve lived here (~6 months), dishwasher is completely dead and has been for weeks, on day 7 of no flooring in unit without an update as to when we can expect resolution. Offered communal dryers multiple times even though we chose the complex for the in unit laundry. Getting ahold of the office to handle any issues is quite difficult. Otherwise the complex is quiet, neighbors are friendly, and the location is great. We’re big fans of the walk to Publix. Bayshore is right down the road. The high ceilings in the unit really make the space feel open. However- having a dryer and flooring are quite important to me… Update: The floor was eventually fixed, however, I still find these timelines to have been unacceptable without any form of goodwill gesture to makeup for the loss of paid amenities so I’m lowering my review to one star & adding the timelines! Flooring The flooring issue was documented on the day of move-in and therefore could have been addressed prior to occupancy. Instead, the unit remained without flooring from February 13 through March 7. This occurred after I had already lived with the floor squeaking for several months while earlier requests went unaddressed. The repair ultimately left the space in an unfinished condition for nearly a full month. Dryer If the underlying issue was simply that the hose was too long and the unit needed to be pulled forward, it is difficult to understand why the repair process extended for nearly the duration of our lease. During this time we were paying for an in-unit washer and dryer while having to run the dryer repeatedly for hours to dry even small loads. For clarity, here is a summary of the service history: • August 2, 2025 – Dryer non-functional; powered on during inspection but did not dry properly • August 7, 2025 – Dryer still not drying; ticket reportedly placed with Appliance Warehouse • October 5, 2025 – Dryer still not drying; vent clog cited • November 3–8, 2025 – Multiple follow-ups; exterior lint removed and vents reportedly cleaned again • February 12, 2026 – Dryer continued to require 3–4 hours to dry a small load • February 26, 2026 – Hose was found to be pinched Despite multiple service visits, the dryer did not operate at a level that would reasonably be considered functional for the majority of the lease term. While the repair attempts are appreciated, the loss of use remained ongoing. Additionally, while on-site laundry facilities are available, the in-unit washer and dryer are part of the leased premises and rental value. Communal facilities do not replace the functionality of the appliance included in the unit. Dishwasher We submitted a maintenance request regarding the dishwasher on January 12. On February 3 it was determined that the unit had a complete motor failure. We were advised that a new dishwasher would be installed by February 13; however, the replacement was not installed until March 5. A functional dishwasher is also an amenity included in the rental value of the unit. Overall- I would not recommend South point due to the maintenance issues alone leading to lack of availability of important paid features, even though I truly wanted to love it. The location is great, the neighbors are lovely, and the gym was a nice amenity being a short walk from any individual unit in the complex. Trash was easily accessible, the complex does not offer recycling. Typically not overflowing but sometimes a bit. No gates, which I felt was a positive since I’ve had previous complexes where the gates restricted the flow of emergency vehicles. Mail always arrived easily. Mailboxes were close by. Required spectrum internet is coming, but it wasn’t the highest package. Tech package included smart locks which are nice. Parking is first come first serve, so sometimes you are parked in front of the leasing office far from your unit, but again, the complex is only so big anyway.

There is always an open line of communication with our apartment management office. They take care of all my apartment concerns in a timely matter. They communicate quickly with the maintenance team. The maintenance team is great as well. I really do love and feel safe at my apartment complex.

If I could give this place zero stars, I would give it negative ten. My experience here has been nothing short of a nightmare. The property management team is amongst the shadiest individuals I have ever dealt with. My entire apartment flooded and they refuse to accept responsibility or offer any sort've solution. I truly have never seen anything like it. Save yourself the headache.
