I have lived in this apartment community for more than eight years, and I never had major problems until the management company changed. Unfortunately, the quality of the service and maintenance has declined significantly since then. The new management hired several maintenance employees, but even simple repairs seem to require multiple people and take an unreasonable amount of time. For example, it should not take three maintenance workers to replace caulking. When Leo was the previous maintenance supervisor, he would inspect a problem and, in most cases, have it repaired within a few hours. The current supervisor frequently says he will return but does not follow through. The flooring in my apartment needed to be repaired, and I waited more than a month, but the supervisor never came to inspect it. He simply said he needed to find a special adhesive. Since nothing was being done, I found and purchased the adhesive myself. After I told him I had obtained it, he suddenly claimed that he had already ordered the adhesive. I asked him, “Where did you order it from, Iraq? With the war going on, no wonder it is never going to arrive.” Even after I provided the adhesive myself, they still took more than another month to repair the floor. There is no reasonable explanation for why such a simple repair should take over two months, especially when the resident had to obtain the necessary material. Management also enforces a rule prohibiting residents from backing into parking spaces. However, the maintenance supervisor regularly parks his own vehicle that way and claims he is allowed to do so because he has a “VIP pass.” Even other maintenance employees who live on the property follow the parking rules, but apparently, the supervisor does not have to. Management should not enforce rules that its own employees are unwilling to follow. What concerned me the most was receiving a call from the office today stating that I submit too many maintenance requests for things that need to be repaired inside my apartment. My understanding is that this complaint came from Carlos. I pay rent to live in a safe and properly maintained apartment. Am I supposed to remain silent when something breaks? Should I wait three months between maintenance requests so the staff does not feel inconvenienced or offended? My cabinets are rotting, and instead of properly repairing or replacing the damaged material, maintenance applied clear caulking over the problem. The caulking is already peeling away, and the cabinets are once again producing material that looks like sawdust. This was not an appropriate or lasting repair. It seems that the current staff does not want to do the work but still expects to receive an easy paycheck. Residents should not be made to feel guilty or criticized for requesting repairs that management is responsible for completing. In the past, I regularly recommended this community to friends and family. Unfortunately, with the way the property is currently being managed, I can no longer recommend it because I would not want others to have the same experience. In my opinion, poor service and delayed maintenance may be contributing to the number of vacant apartments. This review is also directed to the corporate office. I hope someone investigates these concerns before more long-term residents decide to leave. At the rate things are going, the community may continue losing tenants. Residents deserve timely repairs, consistent enforcement of the rules, and respectful treatment when they report legitimate maintenance issues.
