Great for the price. Safe and clean, I saw some old reviews on here before I moved in but havent had any issues. It’s not the ritz but its great for the price as its very affordable.

The new ownership reached out and asked if I could share my experience after seeing a bad review from an old tenant who had been here when they bought the building. That review really doesn’t reflect how the property is now. The old owners didn’t care much for the place, but the new owners have completely turned it around. They cleaned everything up, redid all the landscaping, and removed the tenants who were causing problems. The property is much safer, quieter, and better maintained now. You can tell they actually care about the community and keeping it a great place to live.

Lived here for two years, was here for the transition from Camelot Apartments to Palms on 31st. One click on the profiles here in the reviews will show you none of these people actually live in the building. They all either own homes elsewhere or don’t even live in the country. This apartment complex is unsafe, unsanitary, and unresponsive — to say the least. Some of my experiences in the last two years include: -A peeping Tom in my bedroom window in the back alley, without getting too graphic you can imagine what he was doing. This was met with being told they think they have cameras but aren’t sure, to saying they have them but they’re broken, to telling me to change my locks & they’d fix the cameras. (They didn’t.) -Outdoor speakers, loud parties, being offered drugs & sexually harassed outside my front door (reported on multiple occasions. Was told they’d be removing the tenants in question. They didn’t.) -upon taking over this complex, we received a notice on our door telling us we’d need to email them info and they’d respond with a link to the rent portal. I spent three entire weeks just trying to track down an employee to take my rent money after sending endless emails with no response. They evicted multiple people during this time. I had to go into the office three separate times insisting to pay, as they kept saying they had no record of me living there. I had lived there for over a year with my full legal name on the lease. I offered to break my lease on multiple occasions and was denied. -Biohazard waste in all of the parking lots (visibly used condoms, human feces, visibly used needles) reported, sent timestamped photos/videos, was flat out ignored. All biohazards remain until they are washed away by rain. There was human feces with a sheet stuck to the outer wall of the main parking lot from two weeks prior they had been informed of… the day of my move out, last month. I had to track down a rep who was actively showing an apartment to give up my keys the same day as I hadn’t received any response for months leading up, and she verbally verified she was aware of the feces prior. -While repainting the apartment doors, no notices were sent. I wrote asking Isaiah to give me a heads up so I could be home, as I don’t feel comfortable leaving the door open to dry without me present. He agreed but never followed up. I work from home with headphones doing video editing, but travel for work one week out of every month. The next time I tried to leave, I had been painted into my apartment. I had to be *physically cut out* from the outside, then kick it open while someone pulled. I have videos. This happened *two more* times after the fact. I sent multiple emails, emergency maintenance requests, pleaded for any solution. They sent a maintenance man three months later to ask about it briefly. -My only shower broke & after an entire month of unanswered emails and maintenance requests, I finally hired someone to come fix it. The maintenance man showed up two weeks after that. When I told him I had hired someone else to fix it, he laughed and said, “oh, sweet.” I have photos & videos of all the biohazards… but I’ll spare your eyes and save them for my lawyer. Im currently in a legal dispute with them over my deposit after offering months in advance of my move out to do a walk-through and being ignored until yesterday. Avoid this place if you value your safety & sanity.
