⭐☆☆☆☆ I do not recommend living at Lark on 42nd. My experience was incredibly disappointing, and the worst part came after I moved out. At the end of my lease, I was hit with nearly $2,000 in damage charges that I believe were completely unjustified. I was told I was being charged for replacing the common area vinyl flooring and a bathroom cleaning, but I do not believe these charges fairly reflected the condition of the apartment when I left. Being presented with such a large bill after moving out felt extremely unfair and left me feeling taken advantage of. If you decide to live at Lark on 42nd despite this review, document absolutely everything. Take detailed photos and videos of every room during move-in and move-out, save every email, maintenance request, and piece of communication. Based on my experience, the management team was no help when I tried to get answers. Their responses felt scripted, offered little explanation, and showed no empathy or willingness to genuinely address my concerns. Having your own documentation may be the only way to protect yourself if you ever need to dispute charges at the end of your lease. Based on my experience, I cannot recommend Lark on 42nd.

DO NOT LIVE HERE If I could give this place 0 stars I would. I have lived at Lark on 42nd for 2 years and I can honestly say it’s been the most frustrating renting experiences I have ever had. Between the constant charges that make 0 sense, the lack of transparency with charges, and management being extremely poor and nearly impossible to get help from it’s been nothing but disappointing. My roommate and I moved out on July 21st and are continuing to be charged fees for utilities for August when we don’t even live there anymore. This place is the biggest scam I have ever encountered. Trying to get answers has been incredibly frustrating. The customer service is awful. Every time you have a question or concern, you’re either ignored, transferred to someone else, or given little to no explanation. It feels like no one is willing to take responsibility or actually help resolve issues. Communication is extremely poor, and getting a straightforward answer about charges or your account is nearly impossible. For the amount of money they charge residents, I expected much better service and professionalism. This has easily been the biggest headache I’ve experienced while renting. Based on my experience over the last two years, I would never recommend Lark on 42nd to anyone. There are plenty of other apartment complexes that value their residents and communicate honestly. Save yourself the stress, time, and money by living somewhere else.

Editing this review: While the reception team, maintenance staff, and location are great, the management always seems to be looking for ways to charge residents more money. For example, they charge visitors for parking, claiming it’s the only way to keep track of guests. On top of that, my utility bill is higher than the bill for my family’s entire house, even though I only live in a small room it makes no sense, the communication is poor and when I have a complaint I have to wait over 24 hours to get a response form the management team or no response at all. Overall, I feel there are much better off-campus housing options that offer a better experience for the same price—or even less. Old review: Lark on 42nd is the greatest option to live for a student at USF! It has great rates and is walking distance to the campus. The study area works perfectly for a study session. Roommate grouping worked for the best for me since now we are all best friends.

They charged me 1200 for “ damages to the floor “ and guess what they did the same for every one I knew there . Unfortunately I did not take pictures to the floor when I moved in so guess what after trying to explain they send me to collections. When I tried to sue I decided to do it as a class action lawsuit because I knew the charges where fake and they where doing the same to everyone guess what in the contract that you sing to live there states that “ CLASS ACTION LAWSUIT “ are forbidden … Over all horrible place - elevator in the garage don’t work, the corridors are a mess - AVOID YOUR SELF TO THIS PLACE
