This community offers a generally quiet and comfortable living experience with spacious, bright apartments and a convenient location. Many residents appreciate the friendly office staff and the prompt, professional service from some individual maintenance technicians. However, numerous residents report significant and recurring issues with maintenance, particularly concerning air conditioning, washing machines, and general repairs, often leading to extended waits and unresolved problems. Communication with management and the process for addressing concerns also appear to be inconsistent and frustrating for many.

Under Florida law (Florida Statute § 83.51), landlords must keep rental homes safe, clean, and livable. If your landlord refuses to fix a major problem, you must send a formal 7-day written notice. If they still do not fix it, you may have the right to withhold rent, move out, or break your lease Terrible Apartment & Administration they don't fix anything my apt had over 32 maintenance request since i moved in no AC No Washer or dryer working leaking roof

This place is awful. Do your research before considering living here. I didn't even last two months. My air conditioner didn't work; I went to the office multiple times, but they never fixed it. My washing machine never worked after I moved in, and they never fixed that either. The hallways were disgusting; I had to clean them myself. And don't even get me started on the dampness inside the apartment, visible on the ceiling. The management was a disaster; there's no other word to describe them. I had a terrible experience in the short time I endured those apartments.

I hope that people thinking of moving here read these reviews so they don't go through the ordeal that 90% of the tenants in this condominium go through… First, when I applied, they gave me a tour of the nicest apartment in the building, and when it came time to hand over the keys (after I had signed the contract), they gave me one with a destroyed balcony floor, the entire building's flooring in terrible condition, as well as the cabinets and drawers, the oven didn't work, etc. We had broken mailboxes for over a month, which we reported more than five times, and my contract ended and they still hadn't fixed them… The people who work in the office are very friendly when you're applying, but once you're a resident, they leave much to be desired. They do a poor job, are very unhelpful, and even seem annoyed to answer your questions. When I was applying, I paid $150 for insurance annually, and for the first three months, they deducted $15 for insurance from my monthly bill. It took three months for them to fix it, and of the $45 they only refunded me $30. The water bill is insane; I paid up to $100 for water in an apartment my husband and I lived in, even though we were only home at night. When I complained, they told me it was a bill for the whole building and that it was divided among the four apartments, meaning that if the downstairs neighbor leaves their tap running all night, I pay for it. 🙄 Finally, when it was time to leave—because you'd have to be crazy to renew your contract there—they charged us $272 for the final water and sewer bill. I went back to talk to one of the workers, Luz, and she was rude and seemed annoyed.

All Their good reviews are fake… no one truly enjoys living here finding giant dead roaches when you first move in old vents dust hanging everywhere painting over mold, spiders, weird bugs coming out of the drain the water screeching when you turn it on doors being stuck close because of just paying over old paint… AC leaks a hole in the wall in the room Wi-Fi connection has to be in the room, which is bad for your brain. Never getting back by phone calls or text message or emails if you get an email back. Hallelujah… When you go up there, they act like they’re going to help you. I asked for a confirmation email nearly 2 weeks ago about something. All they do is lie and try to make things sound good they really need new management. They need to tear all of these apartments down anyway they suck their old their rundown and no one is doing their job to actually make sure the tenants are happy… $150 late fee for rent when they don’t even post the rent on time. Begging for a ledger to make sure you’re paying for what you’re supposed to be paying for charging fees when they’re closed most of the time charging for cable television with no type of connection charging for pest control that never comes. The only consistent thing is when they take out the trash these apartments are truly a joke. I’ve only been here one month with my husband, and I started to regret it as soon as we signed the lease, but we really needed somewhere to go. I will definitely be leaving. It was confirmed to me as long as I paid the too much termination fee that they will not put an eviction on our record. But I heard too from a guy that used to live here that that is a lie because they did it to either him or someone else but once I get that email and I will get that email if they try to do that I will be suing the entire Company. And I have the time and date stamped recorded when I was told this so they better not try anything. I don’t get the point of trying to put an eviction on someone’s record when you’re not doing what you’re supposed to be doing as management or even as the Leasing team this place truly sucks and don’t listen to them if they say that I don’t live here because most of them tried to say that anyway yes I do live here. I wish I didn’t and I cannot wait to move!!

My experience at this apartment community was extremely disappointing. I experienced repeated maintenance issues that were never properly resolved, including ongoing air conditioning problems, mold concerns, and a broken washer despite submitting multiple maintenance requests. One of the most concerning issues was the condition of the bedroom carpet. I repeatedly noticed what appeared to be bed bugs, and after living there I developed a skin rash that I believe was related to the condition of the apartment. The overall cleanliness and maintenance of the unit did not meet reasonable expectations. Communication with management was frustrating, and I felt my concerns regarding the habitability of the apartment were not taken seriously. After exhausting my options, I decided to move out because I no longer felt comfortable or safe living there. Attaching pictured how they gave me the apartment
