I rarely leave reviews, but I wanted to share my experience for anyone who works in the restaurant industry and earns a significant portion of their income through tips. I submitted my application on May 22 along with all requested documentation, including pay stubs and tip statements. Before applying, I carefully calculated my income to ensure I met the property’s requirement of 2.5x the monthly rent. My income was verified multiple times, and all tips were properly reported through my employer and supported by bank statements that were provided with my application. I was later informed that I was under the income requirement, which was confusing given the documentation provided. Compliance requested an additional pay stub, which I promptly submitted. Rather than resolving the issue, I continued to receive requests for more documentation beyond the original 30-day income period that had been requested. After submitting, I received a request from the compliance team to make corrections to my application. I made those changes the same day and called the office to ensure everything was completed correctly. From that point forward, communication became extremely difficult. Calls frequently went unanswered, and when I did receive callbacks, they often came only 30 minutes before the office closed, leaving little opportunity to resolve outstanding issues. After nearly two weeks without a clear answer, I applied at another apartment community using the exact same pay stubs and bank statements. That property had a stricter income requirement of 3x the rent and approved me within 48 hours. While I can’t speak to everyone else’s experience, my application process was frustrating, time-consuming, and lacked consistent communication. The contrast between the two experiences was significant, especially given that the second property approved me under a stricter income standard using the same documentation. If your income is heavily tip-based, you may want to be prepared for additional scrutiny and potential delays.

I want to give an honest review of this place—both the good and the bad. The good: It’s affordable, and the office does try their best to fix things when they break. The bad: Over the past few months, there have been multiple shootings—whether security is present or not. I’ve personally seen forensic vans here twice just last month, which really makes me question how safe it is. There are also a lot of kids who leave the neighborhood dirty and messy, and there are frequent fights. If you’re concerned about your kids’ safety while playing outside, especially on the playground, I wouldn’t recommend moving here. Another issue is towing. Cars get towed without warning—even if you have the apartment sticker. On top of that, the towing company can damage your car and deny responsibility, leaving you to deal with it. Lastly, even if you keep your unit clean, you may still deal with roaches coming in from neighboring units. I’ve had a few come in, even though I keep my place clean. Just wanted to share my experience so others can make an informed decision.

Nasty disgusting tenants… reported to the office MULTIPLE times about phlegm on the stairs VIA EMAIL & IN PERSON and NOTHING has been done. They are more concerned with getting their RENT ON TIME then addressing tenant issues!!!!!!!!!!!!!!!!!!!!!!!!!!
