Many students praise the beautiful apartments and impressive amenities, often highlighting the excellent value for money and the helpful, friendly front office and maintenance staff who are quick to address issues. However, some residents express frustration with recurring problems like frequently broken elevators and garage gates, as well as an inconvenient package retrieval system and notably aggressive speed bumps in the parking garage.

The building is honestly very good for the price. The apartments are quiet with thick walls, and the maintenance team and front desk deserve all the love. Denise, Angel, and the rest of the team have always been professional, friendly, and quick to help. Their work is consistently excellent. Unfortunately, management has been the complete opposite. Anything that falls under management seems to take weeks or months to fix—or never gets fixed at all. Entrance doors constantly breaking, elevators frequently down, common-area internet that was out for months, hallways without A/C for extended periods with zero communication, leaks leaving drywall exposed for months… the list goes on. The parking garage also deserves an honorable mention. Whoever designed it apparently believed speed bumps should double as amusement park rides. There are about 12 oversized speed bumps per floor. Pro tip: if you want a free high due to concussion, try going over 5 mph. I do it on weekend to save on drinks. The mandatory Fetch package system has been my biggest frustration. I’ve paid for it the entire time I’ve lived here and have never used it because I don’t want to enter a different address and random alphanumeric code every time I order something online. Meanwhile, the package room is a complete disaster, and finding a package can easily take 20–30 minutes. Instead of improving the mailroom or giving residents another option, management continues pushing the same system that many residents seem to avoid. To top it off, I made a respectful post on the community board simply asking other residents if they actually use Fetch, and it was censored. That didn’t exactly make me feel like resident feedback or discussion was encouraged. Guest parking is also extremely limited (about 8 spaces), while 20+ reserved spaces often sit empty. The dog wash room is gross and with drainage issues. If you judge Avanti by the building itself, the price, the maintenance team, and the front desk staff, it’s an easy 5 stars recommendation. If you judge it by how management handles recurring resident issues… it’s a completely different story. Karen out. 💅☕
