We’ve really enjoyed living here. The property is beautiful, clean, and very well maintained. The staff has always been kind, attentive, and quick to help whenever we’ve had questions or needed assistance. It’s clear they take pride in keeping the community looking its best, and that has made living here a great experience. The only downside we’ve experienced is package theft. The community has a Luxer package room, which is convenient, but unfortunately we’ve had packages stolen by other residents. This isn’t a reflection of the staff, they’ve been helpful and, sadly, there’s only so much they can do. One thing to be aware of is that the cameras inside the package room only provide a live view and do not retain recordings, making it difficult to identify anyone after a theft occurs. If you’re considering leasing here, it’s just something to keep in mind and to retrieve your packages as soon as possible after they’re delivered.

I’ve had a great experience living here. The community is well maintained, the location is great, and the management team has always been helpful and professional. Honestly, one of the biggest downsides of living here is that when you decide to move out, it’s incredibly hard to find another apartment community that is as good or even comes close. They’ve definitely set the bar very high. I would absolutely recommend this community to anyone looking for a great place to live.

Was here for a year and a half, overall not too impressive. We were some of the first people to move in. It’s a nice architecture concept with lots of great amenities, but was poorly executed. For starters the price point is very high, and the bills keep on stacking up for services you will never use. For an example, I got charged every month for someone to dump my trash into the trash chute 20 feet away. Never actually used that service, found it laughable, but still got charged. The main reason I moved in here was for safety & security. Did not meet expectations. Came back one night to several police cars due to a fentanyl drug bust in the apartment. On another note, the onsite security is subjectively a joke and meant to police residents rather than to secure the premise. It has caused a lot of outcry from the residents but I doubt Arya cares. Construction is very cheap, but I guess that is to be expected with a new apartment. My biggest disappointment with the building was the overall cleanliness. At one point there were at least 100 flies dead or dying in the hallway. I ended up vacuuming them all up after like day 6 of the infestation. Roaches are also a problem but it is Florida so that’s kinda expected. The most infuriating thing I found which admittedly significantly changed my bias of Arya was the mishandling of the pesticide treatment. Pesticides are treated monthly as expected. At first the communication was great: they emailed everyone in advance and placed signs on the lawn. This communication degraded to the point where there were no emails and no signs on the lawn (illegal in Florida). Ended up with a $1,000 pet bill after my dog started throwing up blood. Started asking around and other dogs were experiencing the same thing. They had applied pesticides with no warning. I was upset and talked to the office and was told it was “pet friendly.” I called them out on it the next time I saw the pesticides being treated. Since ten communication has improved to my knowledge, at least the signs are being placed on the grass now. The whole situation could have been easily avoided with some decent communication though. On a better note, the maintenance guys were great and a pleasure to have around. They better pay these guys good cause they keep everything running smoothly. The managers are friendly and I must admit the amenities are nice. It has a great gym overall. The pool is nice but closes at “dusk” (security guards kick everyone out right before sunset.)

My boyfriend and I were really excited about this community after touring it. Sean and Jonah were both professional, knowledgeable, and welcoming throughout the entire process. Unfortunately, everything that happened after the tour was completely out of their hands. The ownership/management company has chosen to outsource tenant screening to 100 Review, an AI-driven platform that, in our experience, has an incredibly frustrating dispute process. Our application was denied because information was incorrectly categorized, yet there was no meaningful way to have a real person review the situation or manually override an obvious error. We spent $150 each on application fees, only to find ourselves stuck in an automated system with no practical resolution. Despite providing additional information, there was no opportunity for someone at the property to exercise judgment or review the facts. The leasing team acknowledged they had no control over the decision. The most disappointing part is that we had absolutely no issues being approved to rent elsewhere. That suggests the problem wasn't our qualifications, it was the screening process itself. My feedback is directed at ownership, not the on-site staff. Sean and Jonah did everything they could and provided a great experience. However, relying entirely on a third-party AI screening platform without any reasonable manual review process creates a poor experience for prospective residents and can unfairly disqualify qualified applicants. I hope ownership reconsiders this policy. Technology can be a useful tool, but there should always be a way for a real person to review cases when mistakes happen. Until then, I would encourage prospective renters to understand exactly how the screening process works before paying the application fees.
