Please read carefully. Fairness is important, and I study my ledgers and habits. My unit was next to a staged apartment. Construction on this property is active and outside of looking at parking lots, you may be able to avoid foot/people traffic if you get the lake view. There are workers doing renovation and then there’s the one maintenance/repair (or now AI chatbot) guy on site. Ethan who was at my signing and Angie who gave me the keys are no longer around. On move-in day, Dwayne, who works at the front desk, entered the unit after hearing complaints about my A/C unit. This A/C unit is central to this story. Residents pay utilities directly to the city, if you are transitioning from a complex where utilities are included with competent teams of maintenance workers on golfcarts, like Collier Companies, this may be a big change for you. (My new shower head was broken by the maintenance on site and had to get it replaced - this is documented - my first impression of the competency here) The A/C unit despite multiple complaints, was poorly invested in during my time here. I had to buy an extra fan because it got up to 78 degrees while set to 65 degrees. There is no direct causation, they only squint at the reader or manipulate the very two buttons that are there. You get the short end of the stick when utility bills are high - the city is ready to hold you accountable for the energy. They have no interest on making the A/C work efficiently. There's a strong chance of being gaslighted here, people being paid to work on this site aren't what they seem. Profit > People…

If you are unsure on which reviews to believe the five stars or the one star, just look at how the management only responds to thank you to the five stars and reacts nothing to all the bad reviews. That is exactly what it’s like living here. Deceiving tour!!! Showed me nice rooms like the website and moved me into something totally different. I lived in mold (on every wall, ceiling, windows, and floors) and roaches the entire four months I came. Maintain NEVER comes!! and they still owe me $300 for moving out and it’s been close to a year and I haven’t gotten paid yet. They are avoiding my calls and emails, regardless of how many times I reach out. Might just take them to small claims court. This is ridiculous. Very unprofessional. The photo attached isn’t even half the mold I lived in. I was coughing for months after I left. Even worse, I had to pay $500 to move out, That I got charged a late fee for us so I had to pay $590, knowing they owed me $300.

Biological entities (sentient humans), this is what **your body/hygiene routine** has to deal with —> If you’re looking for steamy showers (especially during the winter) and great ventilation, this is not the place you want to pay OUT OF POCKET utilities for. (You can’t complain to the city) The sliding door bathroom in my unit is poorly designed — it opens backwards towards the shower head. To rinse on your cleaning days is a hassle and too cold to immediately jump in the shower (not convenient at all, get a detachable shower head if this is your luck). The bathroom ceiling is low, so the shower creates mold easily. The washing machines here are also small for anyone who has thicker linen. **Don’t blame yourself, the renter $, for poor design that you have no control over and **be mindful of management tactics here as they are quick to intimidate you with pricing/late fee mechanisms. They lack genuine interest. Rent at your own risk (as they already charge you for “insurance”). Hope this helps someone make an informed decision :)

I recently signed my lease and had a really good experience. Dwayne and Cheyenne were both super helpful throughout the whole process. They made the lease application simple and stress-free, and they were always quick to answer any questions I had. My unit is newly renovated. Everything feels fresh and clean, the appliances are brand new, and the new HVAC works great. Overall, The experience has been great so far.
