I do not how the apartment complex will be. But we took a tour with Zach. Who was delightful. We learned everything we needed to know and applied the same day. The location is great. The complex looked clean and well maintained. Amenities appeared excellent.

My honest review after living at UClub for almost 2 years: PROS: The layout of the apartment is one of the best qualities of this complex. There is so much space inside and a half bathroom downstairs which is nice when people are over. Having three floors allows for guests, pets, or extra space when alone time is needed. Another stand out quality is that UClub has a great sense of community among residents and neighbors. Our neighbors have become our best friends and everyone in the complex is super friendly. Amenities and pools are nice (although not up-kept super well as I have seen the pool with mold and algae growing in peak summer months). But it is nice that there are two sets of everything, one in each phase. Community assistants/student workers are super kind and helpful. They do what they can to try to resolve and diffuse situations. CONS: One of the worst parts about UClub is the management. I cannot emphasize it enough when I say they are a pain to deal with. Management does nothing but tell unfulfilled lies. If they say something will get done, it’ll either take 6+ months or just get forgotten. You have to be very stern and stand up for yourself. Also, American Campus Communities is a money hungry company, which feeds into the frustration. Maintenance is an iffy topic. It depends who is on staff when you live there. When I first moved in, maintenance wasn’t heard from for months. Once they all got fired, maintenance requests were done within a week. If you have anything major (broken A/C, fridge, washer/dryer) you will have to stay on top of it and make sure it’s actually replaced. CLEANLINESS: They DO NOT clean the apartments before you move in. You will need to factor in hours of deep cleaning and inputting maintenance requests before you can actually move in. BUGS Although UClub has a contracted pest control company, most units have some type of bug you cannot get rid of. My roommates and I have accepted living with the hundreds of spiders in our apartment. Pest control said they couldn’t do anything so we try to spray as often as we can but nothing will get rid of them. I’ve heard of infestations ranging from termites to roaches but usually it’s only a couple units. SAFETY: Although it is a gated community, the gates are broken about 70% of the time and constantly have to be propped open. This allows whoever to walk right in. The surrounding neighborhood, Frenchtown, is notoriously not the best area. We’ve had to call the police a couple of times, ranging from homeless people on our porch to men in ski masks hopping the fence. I know many people who have had cars broken into, which is common everywhere in Tallahassee. Although these incidents are usually few and far in between, it is something to be aware of. Also, if you have an actual safety concern, call the police NOT security. Security is just glorified mall cops. PARKING: Parking used to be super easy and convenient but now that they added “reserved” parking it has become a hassle. The reserved parking was not needed as there were always tons of open spaces—they just needed a way to make more money. There are also not enough visitor parking spots, which can be frustrating when having family or friends over. They are QUICK to tow if you are not in the correct space (expect 20 mins or less) which again, MONEY HUNGRY. It’s an exploitation of residents but that only started this year (2025-2026). When reading these reviews, keep in mind that they beg everyone to write them a good review. If they do you a favor (WHICH IS THEIR JOB), they expect a favor in return. With that being said, I would probably live here again. There may seem like a lot of cons and problems but I just wanted to disclose info that is obviously not promoted. Every student housing complex just sucks but UClub is one of the less sucky ones. As long as you have good roommates and neighbors, and no major problem that you need management for, the experience is worth it.

Zach was our tour guide and he was great! He was very knowledgeable and personable. We loved the complex and all it had to offer. We also asked many students how they liked living there and they had nothing but positive things to say. We feel safe sending our daughter to live at the U Club

Belle was the absolute best! The best tour we have been given at FSU. She gave us all the information we needed and answered all of our questions. The complex was so nice and clean. Thank you Belle for a great experience!!

I had an issue with my sisters car being towed due to limited visitor parking caused by shipping containers on the property. It was a really frustrating situation at first, but the management team — especially Ernesto — handled it very professionally. They listened to my concerns, reviewed the situation, and offered a fair reimbursement. I really appreciate how understanding and responsive they were throughout the process. Thank you for resolving the issue and taking resident concerns seriously!
