I lived at the Oktiv for a little under a year, but I will say the experience was enjoyable. I go to Florida State, so finding an apartment that was reasonable in price with decent proximity was my priority. Oktiv's proximity for the price was pretty good, though you do have to drive to avoid a 30-45 minute walk to campus. The apartment I lived in was good for the price. I ended up in the "Monroe" floor plan which featured a good sized living room and kitchen meaning hosting group events was super easy and there was always enough space. The bedrooms are fine, the space is decent and I never really had a problem with it. Having my own bathroom was also a massive positive and the bathroom itself was decently sized. The only complaints I have are the fact that the furniture is really bad. The chairs in the kitchen are super flimsy with one of them being broken the entire year we lived there despite telling maintenance about it. We also only received 3 kitchen chairs despite there being 4 of us. The couch is also a massive problem. It is made of this fake leather material that peels into flakes and gets absolutely everywhere. It made cleaning the apartment a total nightmare. Despite bringing up concerns about the couch with the front office multiple times, nothing was ever done about it even though we were told they were working on it. The chairs in the bedrooms had the same problem, as they would peel and look really bad. The shower was clearly not sealed properly when it was installed causing mold to grow in and around the shower, and there was visible water damage in my ceiling above my shower. The bed was nice so at least there is that. There was also constant construction as the balconies were being renovated during the ENTIRE duration of my lease, which caused a lot of noise. And my final complaint is with the unit design in general. The Monroe floor plan gets pretty much no natural light, as it features a long windowless hallway. Most of these are nitpicks that did not take anything away from my experience, but I figured it might be something for other people to consider before committing to a lease. The amenities are really nice. The gym is serviceable enough, the game room has a pool table and ping pong table, the bathrooms have a sauna which is really nice, and the pool is really good. There is also the bonus of being situated in between a Publix and an Aldi, meaning trips to the grocery store are super easy as you can just walk. Maintenance was always really fast and the front office was usually helpful. Guest parking is free but incredibly limited to an awful degree and towing is pretty common, so just be aware of that if you like to host as it was a constant issue. I would highly recommend this apartment to anyone looking for an affordable place in town.

facilities are great but the actual workers here are a little ridiculous. We first arrived with our apartment completely unclean and it had not been cleaned for the entire summer. They sent some cleaning crew at like 8pm to clean our apartment. The room smelled like cigarettes which is hilarious because we were given a warning for smoking when the maintenance workers are literally smoking in the rooms as well. The paint job on about every single is absolutely terrible, I, a 19 year old with no experience working with that, have done better painting. It’s ridiculous -paint on the chairs on the walls everywhere in your room. On top of all of this we were sold an apartment that said it had a balcony and when we arrived the balcony was under construction. Compensation was offered although very ridicule. Whoever runs this place needs to wake up a little bit, the staff are very nice and the front desk are always helpful, so is maintenance.
