Live Oaks at 275 Apartment Homes

This neighborhood started out great, but between the lazy maintenance workers and unorganized office staff everything is just falling apart. It took months for maintenance to cover up the huge hole above my shower from a plumbing issue. Then I discovered a ton of mold in the HVAC utility closet and mold growth in the air vents. Me and my kids dealt with headaches, asthma attacks and constant congestion. Also, they no longer have 3 pools, only 2 pools now. They stayed closed the majority of the summer and only one pool is kept presentable. When I was packing to leave, a neighbor complained that she was very unhappy that she wasn’t allowed to see the actual unit before moving in, just the model apartment. These apartments are extremely overpriced to have such poor service and raggedy units. Please look elsewhere, there are way nicer options for this price.

I was scheduled for a viewing after 5pm on October 15, 2025. Having to drive to the other side of Tallahassee in 5 o'clock traffic to be told, "It's 5:24 and our last viewing is at 5:30" due to a miscommunication in your own office, I walked out, said and stated, "Not the place for me then". I stood in her office while she called and talked to her newly hired assistant, while she looked at me like I was a bug on her newly cleaned windshield. Keep in mind, moving forward, staff at Live Oaks at 275, any small act of kindness could be a deciding factor in one's decision-making. You never know the type of day someone has had and a little kindness goes a long way. It would not have taken more than 10 mins to show me a unit. I know what to look for, I was tired and ready to go home as well. But, God Bless You All the same. Have a great day.

It was good from the very start since 2016 but this year my parents no longer like this place anymore because they never fixed the front door, they didn’t fixed the water heater has a mold that leaks under through the walls kitchen and my bathroom plus they never FIX the fireplace because those birds keeps coming in there, the maintenance are literally lazy then we just got evicted from that current lady who is at the office just gave us a three day notice but we paid a rent from a new place and my Mom went to the courthouse talk about the situation that we having for a decade but for now we just rather move cause they never gonna lower the price of the rent The only one good and bad part is you can used Luxspeed for free but for somehow in every night when I’m playing some sort of online games it slows down Imma just let some of those people take my advice is that if you moved to that place in this year please don’t waste your money because it will be a pain in the neck

I love this place! My roommate and I just moved in together and we chose Live Oaks to have us. Very friendly staff, very helpful when you have questions or concerns, and they’re fast-acting when there’s an issue. The neighborhood is quiet and beautiful, and they help you figure everything out. Would highly recommend out of all the places in Tallahassee!

This place is too expensive for what it is. The apartments are roach infested and filled with mold, no matter how clean you are. Maintenance is extremely slow and honestly pretty useless. I had a leak above my shower and maintenance left a hole in my ceiling for months. A pipe in my unit also collapsed causing me to have to move units, and the unit I moved into smelled so strongly of cigarette smoke that all my clothes smelled for the rest of the time I lived there. The neighborhood is pretty loud depending on which side you live on. At one point they had Jehovah’s Witnesses giving a sermon in the park with giant speakers which I’m not sure is even allowed but the staff didn’t care. The leasing office is useless, they don’t answer the phone or respond to messages, and the office is always locked during business hours. There are no amenities and the two pools on the property were closed the entire time I lived there. The only good part about this complex is the convenient location and, in my experience, all of the neighbors are very friendly. You can get more for your money elsewhere. Avoid if you can.
