Front desk personnel are super rude. They wouldn’t even look at me to address my concern. They don’t responds to emails or call back. You call goes straight to AI assistant and you never get to speak with an agent. They are terrible!! I regret signing my lease.

Lark central Florida has been a questionable apartment to live at for a while because of the constantly breaking fire alarms/elevators, inability to replace or fix broken amenities, roaches everywhere, unclean hallway spaces, and just unwillingness to keep their own building running cleanly and effectively. Now they’re making it so that your keys aren’t enough to be able to use the amenities that are behind locked doors only accessible to residents, they’re now making you wear reusable wristbands to use the pool, gym, study rooms, etc. And if you lose them they cost 50 dollars to replace. Everything about this apt is a money grab and scam.

Here’s a cleaner, stronger version that keeps your points but sounds more polished and credible: I would not recommend living at Lark. I lived there for two years and became extremely disappointed with both the living conditions and the level of professionalism shown by management. The stairwells constantly smelled like urine and were rarely cleaned. The exterior door that is supposed to lock and unlock with a key fob did not work for the entire two years I lived there. That is not only incredibly inconvenient, but also a major safety concern. After moving out, I was charged multiple fees without proper proof of damages, including a charge for a replacement key. I turned in all three keys directly to the front desk. Management later told me they would only remove the fee because the employee I gave the keys to no longer works there. In other words, the keys were lost internally, yet I was still going to be charged for their mistake until I disputed it. Overall, management was unprofessional, dismissive, and difficult to work with. The conditions were unacceptable, and I would strongly encourage others to look elsewhere before signing a lease here.

I am really wondering how lark does still have above three stars lol this is probably my third or fourth review on different matters. I got egged on April 4 the first time and I was the only car backed in so I had it worse all over my windshield. But it wasn't just me, there were also three cars involved on April 6, I was egg again and the slice of cheese was literally put right on my driver's side. That was very hard for me to drive to the car wash that second time specifically to get my car wash as well as the first one cause the egg was on the car overnight and was hard to scrub out. I decided not to say anything to the office because first of all, I do not think they will be helpful in any way, and I was so right but also I'm thinking it's just a prank from college students being college students. However, last Friday, I'm walking out trying to go to my job at around 3:50 PM to find the same situation in broad daylight after washing my car that same morning. I had to go and wash my car then have a police report so I explained to them what happened and I decided to wash my car fast because the first time it happened and the egg was sitting on the car overnight. It was very hard for me to get rid of it. I still have stains on my car from that actually. So right before going to wash it I walked to the office and talked to one of the Office assistants so they can see it before I go and she's just like oh I think you should be paying the extra so you can park inside the garage, but this is not a garage situation because crazy things are also happening inside the garage. People always say crazy things like my tires were taken or someone broke into my car last time it happened was liee te rally last week because we all receive an email about it. It is also extremely dark in there which is why there are bats living there. I showed the car to Assistant Manager, I truly think they should invest in having two or more cameras on that side of Coed Dr as well as having good lightning because that light has been out since probably January. After all, I remember friends having come to visit me in January, and it was darker than usual insist that it has been the same since. This is causing me distress because on that third time, it was my car only in broad daylight not even at night and I lost 2 hours of work today. Please save your money and go live elsewhere, I did. Not renew and I am quite glad I did not. Insecurity is big in this place and it is not worth saving a few bucks every month.

If you’re considering living at Lark, reconsider. I deal with constant frustration that makes it not worth the price in any way. The Wi-Fi situation IS THE BIGGEST ISSUE. It goes out frequently, which is a huge issue especially for students. One time it went out for THREE days. Instead of taking responsibility or making meaningful improvements, management repeatedly blames the service provider, saying “you signed a contract, it’s not our issue.” At some point, that excuse doesn’t work anymore. If the service is consistently failing, it’s their responsibility to choose a better provider. The lack of accountability is incredibly frustrating. Safety overall is a serious concern. Car break-ins happen far too often, and there’s little to no visible effort to prevent them or respond effectively. They have NO cameras that monitor over the parking lots, and overall MINIMAL cameras inside the actual complex. For a place charging this much in rent, you would expect at least basic security measures or communication about incidents, but no. Towing is another issue—they will tow your car without warning. No tickets, no emails. They also don’t notify you that they’ve towed it. So college students who have important things like EXAMS, will be screwed over when they wake up in the morning to find their car is missing the morning of their exam. This alone is frustrating enough, but the towing company they use makes it even worse. It operates out of what appears to be a storage unit, which feels unprofessional and sketchy. The cleanliness alone should be a dealbreaker. The hallways and stairwells are consistently filthy and often smell like human waste, which is unacceptable for the price point. Unfortunately, trash is a constant issue. While I understand this is also an issue that comes from the residents, Lark does nothing to fix it. There are no trash cans on property, and stairwells have piles of trash building up. The designated garbage rooms are even worse: overflowing, foul-smelling, and clearly not maintained regularly. During move-in and move-out periods, trash is left sitting in for weeks at a time, with no urgency to clean it up. It gets so bad that trash ends up in their lake. It gives the impression that basic sanitation is not a priority at all. The air quality inside your apartment is horrible. There’s a constant sense of stuffiness, that makes the environment uncomfortable to live in. Unless you put in a request, they don’t do regular air filter replacements (like you’re supposed to do every 3 months). YET, they will come into your apartment and make sure everything is “okay” at any given time with minimal notice. Management is another big problem here. **NOTE, not the front desk staff, as they are lovely.** Overall, management feels completely disconnected and uncaring. Issues are either ignored, deflected, or handled in the least effective way possible. It often feels manipulative, like they’re more focused on protecting themselves than actually helping residents. Even their AI system, “Liam,” is useless. It doesn’t solve problems and just adds another layer of frustration when you’re trying to get real help. The quality of the furniture is also disappointing. The blinds break easily with normal use, and the couch literally flakes apart, leaving pieces all over the apartment. It feels cheap and poorly maintained, which again doesn’t match the price point at all. Overall, this place feels like it’s run by a greedy company that doesn’t genuinely care about the people living there. The amount of frustration I have for Lark can't be placed into words (and trust there's sm more to say if not for the word limit on this post). The lack of maintenance, accountability, and basic respect for residents is extremely clear. There are far better options out there for the same price (like just across the way a place called the Verve is opening up that I would recommend) without having to deal with this level of frustration. Look elsewhere.
