Parents and Students: Beware of Predatory Billing As a professional and a parent of a UF undergrad, I strongly advise looking elsewhere for housing. Dealing with management has been an exercise in frustration, requiring us to involve UF Student Legal Services for multiple disputes. Two major red flags to consider before signing: 1) Insurance Billing Issues: Despite providing proof of third-party renter’s insurance in August, we are still being charged a $13.95 monthly "Resident Insurance Admin Fee." Management has failed to rectify this recurring error. 2) Predatory Parking Contracts: They charge $300/month for parking. Furthermore, they insist the parking addendum is a binding 12-month commitment, despite the document containing no stated term, no start/end dates (see the attached image), and no language indicating it is non-cancelable. This management team relies on ambiguous contracts and "clerical errors" to overcharge students. Do not be fooled by the marketing. Save yourself the legal headache and go elsewhere.

The maintenance man is so nice and amazing

Worst place I have EVER lived. First off, they only show you one room while you’re touring. Just fyi half the rooms are extremely small and look nothing like that room. I also have no bathtub, a shoebox room, 3 room mates and I’m paying about 1800 a month. I find roaches in the trash room all the time. The staff is the absolute worst. So rude and they act like you’re dumb or you owe them something. I’m moving into stadium house next year and I am so grateful. I’ll be paying 200 more but at least I’ll have an actual bedroom. This place has wasted and stolen SO MUCH money from me. Not to mention the pool gets shut down every spring for “maintenance”. Horrible place to live I’m so excited for my lease to end.
