I’ve had a very positive experience with the management team at this point. I originally moved in under a different management team, and the current team has made a world of difference. Ms. Diane Meyer /Property Manager, despite managing a wide range of responsibilities—from office paperwork to maintenance coordination—always ensures that tenants’ needs are addressed in a timely manner. She makes the effort to follow up, return calls, and listen carefully to any concerns. Overall, her professionalism, responsiveness, and dedication to residents truly stand out and have greatly improved my experience living here. Keisha Adams/Assistant Community Manager, has been extremely helpful and always makes time to answer any questions I have. She takes the initiative to help resolve issues and consistently returns phone calls the same day, which I truly appreciate. She makes sure any issues on the office side are handled as quickly and responsibly as possible. Her professionalism, organization, and dedication truly make her a reliable and valuable point of contact for residents.

TLDR: fake reviews, no maintenance, cockroaches, crime, bad management (The current one under Diane Meyer) Take this as a sign: do not live here You will live with insects… pest control will claim to show up but never enter. Put in a maintenance request? You will never see them come. I had a request for 20 (twenty) months, it was never addressed, unless through telepathy. You’ll have cases closed without them even being done. I can’t imagine all the people without working appliances. You’ll find bullets outside your windows. Crime is rampant here, so is your neighbors playing loud music from 2 am to 4 am, broken glass spread all over the street, dog poop at your patio (without owning a dog), or a neighbors smoke alarm beeping for a year. Even if you complain that you can’t get sleep, you can count on management to do nothing. If you worry about your car being broken into, try another place. You won’t be able to climb up to your apartment without the smell of weed, which will enter your vents since residents smoke inside their apartments. The management has changed, for the better? no. Instead of just ghosting you as the previous management they will guarantee all these things will be done and nothing will ever come of it. Emails will go unanswered unless you speak to them in person. There is NO emergency maintenance. They promise repairs to you when new people (future victims) come to tour or sign a lease in the front office: don't fall for it. Fake reviews are also rampant, at points they even offered prizes if you could give them 5 stars, leaving red flyers on my door, given of course that you mention the name of the front office staff in your review.

This is the funniest thing ever. You guys actually won't believe how sad this property group is. My girlfriend (lovely Linda) wrote a review about this place... completely honest by the way. Everything she wrote is reality of this place.. and the property put up a Chat GPT review immediately after to cover it up. I am hysterically laughing at home right now. I beg you to just take a look in the mirror and ask yourself... do I really want to fall for these shenanigans? 😂😂😂😂😂😂 Okay wait side note I tried giving zero stars but it wouldn't let me. Oh also Phillip.. cute dog by the way

Please save your time and most importantly your health. I have lived here much longer than I would have preferred and the conditions only seem to get worse and worse. I have made multiple attempts under multiple managements including the current staff to get the mold or what they presume “moisture concerns” in my unit rectified. It either goes ignored, I’m told it’s mildew and to clean it, and/or maintenance just comes and puts what they call a “protective barrier” on it and it comes immediately back. It’s in the air vents, the window sills, and all throughout the bathroom. I have informed management on multiple occasions I believe it is the cause of both my sons and I respiratory issues. I have multiple ER and doctor’s visits recorded because of this and me informing them of that went ignored. I constantly clean it for a slight peace of mind and it immediately comes back. My window was completely covered in black mold which I have cleaned multiple times and it comes right back. It currently has some type of fuzzy mold growing on it. And the current black stuff that I was told is mildew continues to spread in the bathroom down the walls and into the shower. I have literally watch units sit for months after mold remediation companies have to come and completely gut them. Since living here, I’ve had a downpour leak from the unit above multiple times in the back bathroom that would flood entire back bathroom everytime they would shower (mold breeding grounds). An extreme amount of water bugs and roaches constantly. My stove went out twice. The first time I went almost a month without one. My air conditioner basically stops working every summer after being told two managements ago it needs to be replaced. There were two undetected leaks that caused my light bill to be over $800 once and I believe $600 the next. The roaches are non stop , at one point they were in my fridge and freezer getting into my food and that completely went unaddressed. The smoke detector goes off anytime you use the stove and/or airfryer or any similar appliance and I was told it’s nothing they can do about that when I moved in so I have to hear that multiple times a day. Utility bill stay in the $400 range . The windows don’t open to let fresh air for the so called “moisture concerns” and they also don’t have nets on some of them. You’re charged an amenity fee and the pool has been closed basically the entire year. The slides at playground have yet to be replaced. The property is poorly maintained .. I have to constantly remove trash and debris from in front of patio door and the stairs.

WARNING: Do NOT Move Into Canyon Apartments! ⭐ If you’re considering Canyon Apartments, please learn from my experience and RUN the other way. This is by far the most dishonest, poorly managed, and unsafe place I’ve ever lived. First, management lies—plain and simple. They promised to return my security deposit, then kept it even after receiving the guarantor deposit. When you try to get answers, expect the staff to play friendly while covering for each other. Keisha pretends to support residents, but at the end of the day she defends the team no matter what they do. Diane will tell you whatever she needs to keep the place afloat, even if it’s completely false. The worst part? The maintenance conditions are dangerous. Repairs take MONTHS, and if they decide they don’t feel like fixing something, they’ll turn around and threaten to kick you out instead. Multiple tenants—including myself—have dealt with mold for months, especially in Building 7. Management claims they’ll address it, but instead they shuffle residents around and put new people into problem units without telling them what’s wrong. Canyon Apartments does not care about residents—only money. If you try to stand up for your rights under Florida Statute 83.201 and withhold rent until repairs are done, they immediately turn hostile and start pushing for eviction. It’s unbelievable how quickly they switch up. Don’t be fooled by the nice-looking office, the pool, or the gated entrance. Behind the pretty exterior is a property run by people who don’t take care of the premises, don’t respect tenants, and don’t honor their agreements. Save yourself the stress, the money, and the health risks. Canyon Apartments is a nightmare—look elsewhere
