Excellent condominium, has security, lots of greens, a very villas type design. Excellent area and great people.

0- Rating. Read all the reviews below and avoid these headaches. Leaking and Contaminating water everywhere. Walls impregnated with fungus and mold. A/C Unit with fungus and dust and viruses. Roofs are crumbling. Hot water issues with the washer machine due to the need of new broilers. Everything is falling apart, the outlets, the locks doors, fans, etc. Gas issues, smelling all the time. Bathroom sink shower tub faucet not working since i moved. The plumbers manifested they need to destroy the wall due to everything is rotten behind the walls. Security is rude, parking is always packed. Apartment building are old and aren’t kept up to date. Always a water leak somewhere. Plus the pool has been closed over a year. Only good thing is the location & they allow pets.

Disclaimer: This is all just my opinion and my experience while living here for two years. (We rented a two bedroom 2.5 bathroom unit for $1850.) I really wish I could give this place 0 stars. Like many others, I too have experienced water damage to my ceiling. It took a month long renovation to repair everything. They work with Del Mar Plumbing which were able to fix the plumbing issue (pipe replacement to upstairs sink) but they left a total mess. Today, as I am writing this the President of the HOA, Suzanne, informed me that there have been a total of 11 roof leaks due to the excessive rain from yesterday. These buildings are 55 yo and do not seemed to be well maintained, the walls are literally crumbling. There are newer apartments nearby that I would consider before moving here. I would not recommend living here. Not only are the buildings old but also management is horrendous. Liz, the property manager is unprofessional and petty. We have made a complaint about a neighbor smoking on her balcony but because we are renters the HOA is not able to do anything for us. This is straight from the President of the HOA, they can not help their renters only their owners. It is not worth arguing with these people, since they lack basic reasoning and understanding. Edit: I forgot to mention the head of security, Moses, he is a rent a cop that acts like he owns the place. He reminds me of a rooster with his puffed out chest. He scares away any guests and is generally unpleasant and rude.

Don’t disregard all the bad reviews this place is a nightmare to my family . 2 months ago (after complaining about water discoloration in my master bedroom for months) my roof finally gave in letting water damage 70% of my unit I had to evacuate with 2 toddlers and a 8 month pregnant wife to a hotel do to liz and everyone in villas hoa team not doing their job right and neglecting the roofs and cutting every corner possible now Iam several thousand dollars deep hoa won’t respond to my lawyer and won’t rein bursts me money for the hotel I had to move my family into a hotel for 2 months along with basically having a baby at a hotel . They hired a butcher to fix walls took 5 try’s to pass a inspection so imagine the intelligence of the contractors the hoa hires . They do not inspect any work or have the slightest bit of knowledge of how to properly and safely manage a property this place is a joke and if their contractor damages your goods like they damaged my tv and multiple items from my house missing good luck getting anything back . Stay away from this nightmare plenty of well maintained places that actually have a hoa worth living with and that have proper knowledge of how to manage a property and actually care about the children living in units not this place forget that it’s all a butcher shop little bit of glue here and a patch their and forget about it till something like what happen at my unit happens Check yelp to plenty of bad reviews Take the advise and run as far as your can
