You’re welcome to stay at this apartment complex, but don’t say you weren’t warned. Cars here get damaged dents, scratches, you name it. If you park outside, expect it. On top of that, the excessive trees constantly dump pollen and debris all over vehicles. If you value your car at all, install a camera. Otherwise, don’t be surprised when it gets hit or scratched and no one takes responsibility. Choose wisely before moving here.

Beware don't move here. My wife's post got deleted. We had mold and sent an email we were withholding rent and breaking the lease due to uninhabitable conditions. These pictures were after they supposedly had a professional come in. Almost a week after sending an email they filed an eviction which we never received due to them putting a vacant flyer in the mailbox. Now we have an eviction and have looked into a lawyer No one would live in these conditions and added the roaches that crawl on you while you are sleeping. My husband and daughter have asthma. My daughter missed numerous days of schools due to being ill and the school documented this when showed the pictures. Please be aware and stay away. Apt 131 in 2024

This apartment is an absolute disaster, and anyone thinking management is going to actually fix anything should seriously reconsider. Their maintenance team is completely incompetent, unprofessional, and painfully slow. They either don’t know what they’re doing or simply don’t care. Issues go ignored for months, and when they finally do something, it’s nothing more than a temporary, half-hearted patch job. Before long, the exact same problems come right back because nothing was properly fixed in the first place. Management is even worse unresponsive, dismissive, and clearly uninterested in the well-being of their residents. They make promises they don’t keep, ignore repeated requests, and show zero urgency or accountability. It feels like once they have your rent money, they couldn’t care less about the terrible living conditions you’re stuck with. This place is poorly managed, badly maintained, and incredibly frustrating to deal with. Save yourself the stress, wasted time, and constant headaches. You deserve far better than this run-down, neglected, and poorly operated apartment. Good luck to anyone who chooses to live here you’re definitely going to need it.

Formal Complaint Regarding Unacceptable Move-In Conditions at The Park at Catania Apartments As a new tenant at The Park at Catania Apartments, I am extremely disappointed and concerned about the condition of the unit I was provided upon move-in. Considering the amount of rent I am paying, the state of this apartment is completely unacceptable and reflects a serious lack of professionalism and respect toward new residents. Upon moving in, I discovered that the apartment was not properly cleaned or prepared. The unit was visibly dirty throughout. The carpet was not cleaned to an acceptable standard, the walls are damaged with visible holes and marks, and the laundry area is in unsanitary condition. These issues alone demonstrate a failure to meet basic move-in standards. In addition to the cleanliness concerns, there are multiple maintenance and safety issues. The kitchen stove is not properly installed, the sink does not drain correctly, and the refrigerator appears to require replacement. The toilet is clogged, and the bathtub drains extremely slowly, making it difficult to use. Several electrical outlets are broken, which poses a safety concern. Furthermore, the air conditioning was not functional upon move-in, requiring a temporary window unit to be installed after the fact—something that should have been addressed before occupancy. It is deeply troubling that property management claims to have been unaware of these issues. The number and severity of these problems indicate that the apartment was never properly inspected prior to move-in. Every major appliance and several structural and electrical components require immediate attention, repair, or replacement. As a new resident, I feel disrespected and disregarded by the management team. No tenant should be expected to accept these conditions, especially at move-in. This experience has caused me significant stress and concern about the remainder of my lease term. At this point, I fear this apartment will continue to be a source of ongoing problems if these matters are not addressed promptly and thoroughly. I strongly believe this property requires closer oversight and accountability. Based on my experience, I would caution others to carefully reconsider moving to this complex. Immediate corrective action is necessary to restore basic living standards and resident trust.

If I could give this place a zero I would. DO NOT MOVE HERE. Overpriced, they take forever and I mean a month sometimes 3 months to come for a maintenance request/job. Roach City is an understatement. EVERY building is infested with German cockroaches. They are the worst kind of cockroaches. They get into everything. I have roaches in my fire alarms and they set them off at night randomly. They get into the microwave, fridge, dishwasher, etc. There is no stopping them. Also you have to call the office EVERY month to be put on their pest control list. If you don't call that month, they don't come. There is mildew and black mold in my apartment. I have had to call Orange County code enforcement and Blue Roc Premier the corporate office to get them to actually do anything. Multiple complaints and they do nothing but raise the rent. My rent was raised $600 dollars with no warning. I have lived here for 16, going on 17 years. It was called "Sterling Crest" before Blue Roc bought them out, and it's never been as bad as it is now. The A/C units are outdated and not energy efficient. My electricity bill was $420 dollars for the month because the A/C unit just runs all day even on auto set at 76 degrees Fahrenheit. There is trash all over the community and dog feces because owners don't care to pick up after their pets. That also means fleas in the summer time. Go anywhere but here. The Park at Catania is not a place to call home. Sadly!
