I would give this place 0 stars if i could. When i move into the pavilion apartment the carpet was filthy and full of stains and the floors smelled of mildew. Many of the rooms have roach infestations and are gross. I began to get extremely sick while living in this apartment and despite attempts to clean it the carpet remained with a permanently stained from previous residents. When i moved out 385 rent charged me a carpet replacement fee for a carpet that was damaged on move in. This place is filthy & disgusting and they do not care about there tenants in the slightest please if you have any common sense or better options do not waste your time.

My time living at one of their complexes was pretty nice, however, about a month before the end of my lease I was notified about the move out process. I was prepared to hire a cleaner, but I called in to make sure it was a requirement and not just a recommendation. I was told by one of the workers that it was not required and I would not be charged if I didn't have the apartment professionally cleaned. After being told this, I cleaned my apartment to the fullest and moved out with no issue. I received my disposition and was still charged for a cleaning fee. I wrote an objection to it and have yet to get a reply. I called the office to explain the situation and was told that I was basically given false information by their coworker. I had almost half of my deposit taken because of a "miscommunication" with someone that's supposed to have been trained by this company. This "cleaning company" they hire will go into my apartment and walk out with a free $275 check because there will be literally nothing they have to do. I find it so hard to believe they are hiring people to come in and clean the apartment when I did not move into a “professionally cleaned” apartment.

Avoid at All Costs: Honest Review of 385 Rent Properties (Flats on High Rd / Arrowhead / The Pavilion) I lived in apartments managed by 385 Rent for nearly 5 years including Arrowhead (before renovations), The Flats on High Rd, and The Pavilion and I can confidently say this was the worst rental experience of my life. The only pro was the low rent, which came at the cost of safety, hygiene, and basic human dignity. Cons: The apartments were filthy and infested with roaches, gnats, and even mold on the ceilings (which was just painted over instead of properly treated). Maintenance rarely responded, and when they did, it was always delayed and half-hearted. One pest control visit ended with someone saying, “this is really bad” and just leaving a card. No actual spraying or follow-up. The “roommate matching” system was a joke. I was placed with people who were unhygienic and, in one case, may have been doing drugs in the unit. When I reported it, the office basically said there was nothing they could do. I witnessed a broad daylight shooting while living at The Pavilion. There was frequent crime and homelessness in and around the properties. Management was completely disorganized, dismissive, and lacked care for tenant wellbeing. Any concerns were met with indifference. My family was horrified when they visited and seriously considered reporting the property to the Department of Health. That’s how bad it was. If you’re a student or young person just leaving home: please do not move into a 385 Rent property. I wish someone had warned me years ago. No amount of cheap rent is worth the risk to your health, safety, or peace of mind. Pay more and go somewhere else

This leasing apartment (the flats on high) is absolutely horrible. Every rent period there are suspicious and unnecessary charges that I need to call and have remove. The excuse is”sorry that was a mistake on our part”. Please review the charges before you pay. It’s the 3rd time I’ve had to call. They charge late fees at 12am on the 4th the night before which is ridiculous because last pay period I wasn’t charged on the day of the 4th and was able to pay my rent without late fees. I moved in 7/11/2024 and checked my lease and the move out date was 2/11/2025 and then they changed it to 1/30/2025. They are so shady and the apartments are disgusting. Thank God I stay with my bf most of the time and use this place like a storage room. Update: BEWARE of roommates being absolutely disgusting and no one at the office caring about the state of shared spaces. Look at the photos attached. I haven’t sent them multiple complaints about the state of the shared spaces and no one does anything. Watch them try and charge me and it’s not my mess.

Title: Beware of Deceptive Practices and Excessive Fees! I had the unfortunate experience of residing at The Flats on High Road, and I must caution potential tenants about the deceptive practices employed by 385 Rent LLC. Upon moving in, my living space was far from the advertised standard. The common areas and my bedroom were infested with gnats and various pests. I had to send multiple complaints and emails highlighting the substandard conditions before management took any action. I was told by Jennifer Peterson that they do not clean units unless ALL tenants move out due to potential liability issues. They eventually cleaned out the kitchen but never provided a cleaning for my bedroom which was disgusting upon move in. The real shock came upon move-out. Not only did 385 Rent fail to ensure a clean living space upon my arrival, but they also had the audacity to charge me excessive fees for professional cleaning that was never performed! The move-in inspection form documented the standard of the apartment when I got it, yet they are charging me unwarranted fees for cleaning, carpet steaming and blind replacement ($200). If you take a look at the nearly 80% of the blinds on the property they are all broken, so I assumed the broken blinds would be considered normal wear and tear, but I was charged $200. I offered to send a replacement over, but was told that I could have done that before I moved out. Mind you my bedroom was unlocked when I moved in and was completely trashed (which my family and I had to clean). It is beyond comprehension that charges for professional cleaning and carpet maintenance. To add insult to injury, there is no tangible evidence that any of these services were actually carried out. The condition in which I left the unit was undeniably superior to its initial state, making the imposed fees not only unjust but downright predatory. I strongly advise anyone considering renting ANY of their properties to think twice before entering into any agreement with this establishment. The lack of integrity and transparent business practices is appalling. Save yourself the stress, frustration, and money by looking elsewhere for a more honest and tenant-friendly living arrangement.
