This apartment complex offers a strong value proposition, particularly appealing due to its excellent location directly across from campus, spacious rooms with private bathrooms, and convenient access to the UCF shuttle. Residents frequently highlight the responsive maintenance team and the overall quiet, safe community atmosphere as significant positives. However, potential residents should be aware that while the price is attractive, some units feature older appliances and interiors, and there are occasional reports of pest issues and inconsistent internet service. It's also worth noting that the lease is typically by unit rather than by room, which requires careful coordination with roommates.

To whom it may concern. I sincerely recommend choosing another apartment complex to live at. My roommates and I have been living here for 4 years and we haven’t received any respect the entire time. Our oven was broken for months; even after being written off as maintenance fixing the issue or simply just not believing us when we said it would burn the outsides of our dishes while leaving the insides completely uncooked. We weren’t allowed any decorative lights outside on OUR balcony that we pay rent for due to “possibly disturbing other apartments,” even though we kept them turned off when they weren’t in use. Our balcony also doesn't directly face any other apartments. We have also noticed countless other balconies with more extravagant light fixtures with a much shorter distance to other apartments. We would get warning letters to take our lights off or we would face a penalty and have to pay a fine. As of recently we’ve been going back and forth with the office due to the substantial noise coming from our upstairs neighbors, far more than the average “apartment living” amount. We have sent them multiple videos of proof with the noise occurring outside of quiet hours just to be met with skepticism and unprofessionalism about taking our complaints seriously. We have also faced over $1000 rent increase since moving in 4 years ago, with absolutely zero appliance and other rental upgrades. I hope possible future tenants take note of this review and factor it into their place of living decision.

Extremely unprofessional and useless office staff, they are never there and when the are they have the worst attitude and are very unhelpful. Please take your money elsewhere. :)

I was a Tivoli resident for about four years attending UCF and recently moved out this past July. Overall, it was not a bad apartment to live in. Very convenient and close to everything: gas stations i.e. Wawa + RaceTrack + MurphyUSA, Walmart, Publix, food spots, you name it. Right across the street from UCF and a shuttle runs throughout the week every...10-15 minutes or so, depending on the delays and how busy it is. The rooms are super spacious and you have your own bathroom. The kitchen is rather small, and the space was put more towards the dining room. Overall though, it's a pretty good apartment choice. Depending on the state of the apartment prior to moving in and your neighbors depends on your experience. I experienced two completely different kinds of neighbors throughout my years at Tivoli. Eventually, we got neighbors that were always stomping around upstairs and throwing parties to the point of almost caving in the ceiling. My apartment, at least, had roaches and occasional wasps nests. The AC would randomly give out sometimes and our unit was leaking at some points throughout the years. Rent would increase but nothing in the apartment would be renovated or upgraded. Overall, 3.5/5 rating!

Overall good. I’ve lived here for about a year now, but last night my car got broken into in the parking lot. Zero Camera is here in order to provide any evidence.
