I was a Tivoli resident for about four years attending UCF and recently moved out this past July. Overall, it was not a bad apartment to live in. Very convenient and close to everything: gas stations i.e. Wawa + RaceTrack + MurphyUSA, Walmart, Publix, food spots, you name it. Right across the street from UCF and a shuttle runs throughout the week every...10-15 minutes or so, depending on the delays and how busy it is. The rooms are super spacious and you have your own bathroom. The kitchen is rather small, and the space was put more towards the dining room. Overall though, it's a pretty good apartment choice. Depending on the state of the apartment prior to moving in and your neighbors depends on your experience. I experienced two completely different kinds of neighbors throughout my years at Tivoli. Eventually, we got neighbors that were always stomping around upstairs and throwing parties to the point of almost caving in the ceiling. My apartment, at least, had roaches and occasional wasps nests. The AC would randomly give out sometimes and our unit was leaking at some points throughout the years. Rent would increase but nothing in the apartment would be renovated or upgraded. Overall, 3.5/5 rating!

The trash compactor has been busted for over a month now. I feel bad for the maintenance guys who have to deal with the piles of trash. Roaches! You will have them. Notice all the reviews that came in 2-3 weeks ago? They sent out an email to residents for a chance to get 100 bucks if you leave a review. They allow residents to sleep multiple people per bedroom. The walls are thin. The UCF bus route goes through the complex. This may be nice for getting to school but it also means that a loud bus is ALWAYS driving though the complex. The exhaust on these busses are very loud and the brakes very squeaky. The sound will do a good job blasting though the worlds thinnest windows every 10-15 minutes when school is in session. I have saved the good for last which is the location. It is nice to be able to walk to UCF.

Affordable housing by UCF with very spacious rooms compared to other options near the school. Within walkable distance to the stadium, free shuttle buses to campus for students, pool, gym, everyone gets their own bathroom. Unfurnished, but allows for your own personal touch. Dumpster is further away from the phase 2 residents, but still not too bad. Parking is FREE and guests can park wherever (no towing) and no parking garages!! Check for german roaches before you move in. Maintenance has had only a few issues, but all of my issues have been resolved. They're trying to renovate most of the units, and it makes the apartments much better!

Fairly nice apartments, maintenance staff is very nice and speedy. Nice staff in the office. Only complaint is that they will do anything to not replace something. Our stove is the oldest model in the complex, and it had multiple issues in a row, but instead of replacing it, they ordered a new piece to fix the issue that they originally didn’t know if it was still made. It does work fine now though, so I can’t complain too much. Overall, a nice place to live.

Hands down the best student housing for UCF. I lived here for two years, and I don't think I could have made a better choice. Here are some reasons why: -Very friendly, hardworking staff. Always had all of my issues resolved quickly and hassle-free -PARKING, I've lived in places that offer very limited parking for both guests and residents, which is something not many people take into consideration until your friend is trying to hang out but ends up circling your complex for 20 minutes to find a guest spot. Not at Tivoli! More than enough parking for everyone, and no designations for guests, meaning they can park anywhere which is super convenient. -LOCATION! So close to campus, and you don't have to go through the horrendous traffic on Alafaya (Just take McCulloch) just to get to class, and very close walking distance to Memory Mall for tailgates (10 minutes going through the trails) -Always puts on cute community events -Everyone who lives there is super friendly. Made some really close friends in the neighborhood. -Cute puppies EVERYWHERE -Affordable rent Those are just a few reasons among many Tivoli was a perfect fit for me. P.S. if you can get the 3rd floor vaulted ceilings, do it! My roommates and I were always complimented on them.
