There are some positives about this place but I’ll start with all the negative things first. Negatives: The condition I received my apartment in was atrocious. There was dried paint throughout the entire place splattered all on the floors. A floorboard was completely off, hair was everywhere, multiple doors didn't close, one of the showers didn't work and there was a large gap between the patio door. I moved from across the country and didn't want maintenance spending the entire week with me in my new apartment so I fixed and cleaned the majority of it myself. I cleaned the entire apartment prior to leaving as well and left it in a much better condition that what they provided it to me in. They still charged me a massive cleaning fee and disposal fee because i left about 5 plates and a roll of paper towels. Ended up having to pay them $11 on top of all of my security deposit they took. Next, the garage door broke about 2 months into my 14 month lease. It was still broken when I moved out. I paid for a lease expecting private parking but ended up sharing it with the public the majority of it. They hired security who did nothing one it first broke then ended up just giving up all together. They claimed it was still private parking but the garage was noticeably fuller since the break and I could go through there and find a ton of cars without ant parking pass. There would also be door dashers who would park and block cars in to drop off their orders. I had seen one car get towed early on when the garage broke but the garage was so narrow that the tow truck blocked in a line of cars for about 20 minutes. Also - your car will likely get leaked on and have paint damaged when its raining even in the garage. The fire alarms were awful. They would usually go off at 2 in the morning and stay on for hours. I’ve always had apartments where the alarms would go off but the amount of time it always takes them to shut them off here is terrible. The pool is very nice and has a great view but about 90% of the time its packed and people are throwing parties up there which makes it difficult to sit anywhere. Positives: The location is great, right next to a lot of fun places and good restaurants. For the most part it seemed safe as well. At least the specific apartment I was living in was sound proof for the most part. I never heard the neighbors next to me and I could hear the person above me walking a lot but it was never overwhelming. Overall if you’re not needing this location I think there are much better apartments for a better price available than this one.

Julia Latifah and Adriana at the front desk were absolutely amazing. From the moment I walked in, they were incredibly friendly, welcoming, and professional. They went out of their way to be helpful and made the whole experience smooth and stress-free. It’s clear they genuinely care about providing great customer service. The Yard is lucky to have them!

We have been here almost one year, and we just moved up to a bigger apartment. We had so many questions and requests throughout the process, and everyone was very helpful: Maddie, Edrienna, Latiffah, Christina, Julie, Angel, and more! They sent me documents whenever I asked. They answered my many, many questions, and they are so bubbly! We love our apartment: the rooms, the floors, the appliances, the lighting (I love all the recessed lighting!!!), the fixtures, the patio, the big windows, etc. I love seeing the fireworks from the rooftop, hearing the great music in the lobby and gym, and even going to the little market when we need eggs.. or COOKIES! We feel safe in this building, and we love walking to all the close places: City Food Hall, Russels, the lake, and all the Orange Avenue fun. The Yard has been a great place to make my transition to Orlando a happy one.

Yes, downtown is busy. Yes, there is some unsavory population in the area but that is EVERY major city downtown. This place has been a haven for me and my family. I love the staff. You wouldn't think you are in downtown Orlando with how peaceful it is. My neighbors are friendly and joyful. Love the amenities with rooftop pool & hottub being my favorite. Every place has their up and downs but this is the most luxurious and peaceful stay I have had residing in Orlando. I've lived in Orlando 20years and this place is it. This is a real resident review.

It is a very beautiful building and I really love my apartment. I feel very comfortable living here, and it truly feels like home. Whenever any situation comes up, the manager Angel and his team are always willing to help. They are extremely kind, and I truly appreciate the great management and support.
