Unfinished Renovations & Unfair Rent Increases. DO NOT MOVE HERE! LOOK AT THE ATTACHED PHOTOS!! First let me say, Jesma the leasing office manager is great & I’m aware that a lot of these problems are more than likely out of her control however something has to give. I’ve lived here going on 3 years, and I’m beyond frustrated. The management keeps increasing rent prices but still hasn’t completed renovations in the occupied units. My apartment looks like a construction zone — torn-up carpet, damaged walls, and outdated appliances that were supposed to be replaced months ago. My AC unit was installed February 2025, but they never came back to finish the paint job. Meanwhile, every new resident that moves in gets a fully renovated unit with stainless steel appliances, new flooring, and fresh paint — while long-term residents like myself are left with old, ugly interiors and zero updates. It doesn’t make ANY sense for them to come in and replace the kitchen & bathroom countertops, the kitchen backsplash, and install a new AC unit, but they can’t come back & finish the paint job, update kitchen appliances, or the flooring in the kitchen & bathroom? Over the last 2 months, I’ve noticed new water stains on my bedroom walls every time it rains heavily. One of the leaks looks like it’s coming from the AC pipes they installed. I put in a maintenance request & they marked it as completed, yet no one ever called me to address the problem. My biggest concern with the water leakage is mold. It’s unfair to have my rent increased for a unit that looks nothing like the ones being shown to new tenants and on their website. I’m living paycheck to paycheck just to afford a place that doesn’t match the “luxury living” they advertise. This situation has genuinely affected my mental health; coming home to an unfinished, eye-sore apartment every day is exhausting. I’m extremely embarrassed to have any guests over. If management is going to charge luxury prices, they need to provide luxury quality — not excuses and half-done repairs. Until they start treating current residents with the same care and attention they give to new tenants, I wouldn’t recommend living here. I actually love the location as I’ve spent my whole life living in Fern Park and my apartment is right across the street from where my parents live, but I refuse to renew my lease unless the price stays the same or they come & finish the renovations they started! If I would’ve known they were going to leave my apartment looking like a construction zone, I would’ve never let them in to make these changes/updates in the first place.

Jesma is the women!! She looks out for all her resident's, when I was trying to renew my lease she helped me lower my rate and I felt like I was heard. Definitely go to her if you’re ever here looking for a place. #1

I am currently a resident here for the past 4 months it has been good so far, very quiet area neighbors aren’t loud at all. There was some sugar ant problem at first but we got some spray and they have been gone since so that wasn’t an issue. Our washer broke out of no where it just wasn’t starting so I contacted the office and they were on it within a couple hours it was handled and fixed right away which I appreciate so much! Thank you, maintenance!

Where do I start? First and foremost, please do not be fooled by the renovations; everything is covered in mold. My current issue is the unfinished paint job in my apartment and bathtub, which is peeling. The office has done nothing to address this issue despite my efforts to reach out via email for the past four months. Ever since Jesma joined the office, it has become chaotic. She is unprofessional, extremely immature, and lazy. She can’t even manage a simple task like replying to my emails with updates. All I get are lies saying they have yet to receive my emails. When I visit the office to speak with her, she’s either “too busy” or not in the office, leaving the new workers to handle her responsibilities. Imagine having to look at this hideous wall for four months—it’s an eyesore and embarrassing for my guests. They force renovations but couldn’t finish the job??? Additionally, this place is infested with roaches that never seem to go away. I’ve tried everything and spent hundreds of dollars on pest control products, but nothing has worked to eliminate these pests. Ants, wasps, and numerous other insects continually invade my apartment. From day one, I’ve had to handle various issues myself, such as caulking holes, deep cleaning, and repainting areas that desperately needed attention. In the 18 months I’ve lived here, I’ve endured a lot, including problematic neighbors who recently moved out. One neighbor beside me had around 15 different people living there, and they were disruptive and disrespectful, making my life miserable. We shared a balcony, which made things even worse—as they were incredibly messy, and I frequently had to knock on their door to ask them to clean up. All they did was argue and fight all day long! Adding even more stress to my life, another neighbor below me was completely unhinged, constantly arguing and screaming. One night, while walking home from work, I was even approached by my neighbor and another man who attempted to rush me. I called the police multiple times about these incidents, but nothing changed. I reported these issues to the leasing office, but they seemed unable to take any action. The building itself is in dire need of renovation. They have merely painted over problems and attempted cosmetic fixes instead of addressing the underlying issues. During my two years here, I have had maintenance come to my apartment at least 20 times due to various problems, including a faulty water heater and ongoing electrical issues. The walls are extremely thin, and I can hear my neighbors playing music, snoring, and even running water. The only positive aspect I can mention is that the neighborhood is generally safe. I’ve walked home from work at night for a few months without encountering any trouble. After all this time, I have finally decided not to renew my lease next year. Richard and Janet have tried their best to assist me over the years, but I simply cannot find peace while living here. I would strongly advise people to read the reviews and ignore all the fake five-star ratings.

I can honestly say that my last 6 months here was the absolute worst rental experience I've ever had. Between the forced "renovations" that caused more damage than improvement, the community plummeting, and the employees in the front office having a "not our problem" type attitude towards anything me and my neighbors brought to their attention. One employee constantly responded to my issues with the phrase "what do you want me to do about it?" I would never recommend this place after this and if it's how BlueRoc operate as a whole I will be avoiding their properties and their company for the rest of my life
