This property offers a convenient location close to campus, with some residents enjoying modern amenities and a positive social atmosphere. However, many students have experienced significant issues with cleanliness upon move-in, including widespread roach infestations, and a lack of control over apartment temperatures. Additionally, there are frequent concerns about slow maintenance responses, water damage, inconsistent upkeep between units, and the high cost and poor functionality of laundry and parking facilities.

After our visit, our grandson has decided to lease for next year starting in the fall. We’re very pleased with his decision. The young lady we met with was very knowledgeable and answered all of our questions.

I’ve had multiple serious issues living here, and I would not recommend this property based on my experience. When I first moved in last fall, my unit had an unbearable weed smell coming from my direct neighbor's unit. It was constant and made the apartment unlivable, forcing me to request a transfer. Unfortunately, the problems didn’t stop there. After returning from spring break, I discovered water damage in my closet, including visible mold growth, moisture throughout the area, and clear water stains along the walls indicating prior flooding. This is a major health concern and not something a tenant should be expected to deal with. Maintenance response has been slow and focused on minimizing the issue rather than addressing the seriousness of the situation. This is not a minor repair, it requires proper remediation. There also seems to be a noticeable difference in upkeep and condition between units. Some areas of the property are significantly less maintained, with recurring issues and poor overall conditions. Overall, this has been a very frustrating experience. Between the initial air quality issue and now mold caused by water damage, it’s clear that maintenance and quality control are inconsistent. I strongly advise people considering Osceola to LOOK ELSEWHERE.

If you’re considering moving here please take the time to read this. You’ll thank yourself that you did. The roaches are bad! I saw them right when I unloaded my first box of stuff into my apartment there was multiple dead on the floor. It was like they didn’t even try to clean it up. I mean when I moved into my apartment, it was kind of dirty to begin with but roaches? During the first five minutes? I’ve seen live ones in my apartment since and in the common areas. Usually people like to exaggerate things, but I’ve never seen them this frequently. The problem isn’t just my apartment either, it’s building wide. Check the other reviews.I remember also asking for them to spray for bugs right when I moved in and no one has sprayed. It’s been close to two months now. I bet someone will be knocking on my door real soon once i submit this review. Also the roaches in my pictures were small compared to some of the other ones i didn’t get a picture of. The AC. I don’t have direct control over it. There is no thermostat in my room. You have to submit a maintenance request in the app and hope one of the maintenance guys gets to it in a timely manner and before 5 pm. Because after 5 pm and it has not been changed you are out of luck till they get back tomorrow. And that also means a whole weekend of no control. Im already experiencing some of the fall backs of this crappy system. Ive been hot already and i hate what i have to look forward to for summer. Also when it is on it’s WEAK. It’s one AC unit per a fixed number of apartments i believe one per side of the hall. That also means that other people can have conflicting maintenance requests for the air temperature if they are on the same AC unit. Also since they are connected you can smell strong odors from other residents apartments. I have sensitive lungs and there is someone that smokes weed somewhere down the hall and it travels. That was along the lines of how it was explained to me. Baffling system. The gym was so disappointing. It rendered half or more than half of what i saw and wanted from it at first glance undoable. I’ve been to many apartment gyms throughout my life, and this one was probably one of the worst. Like i get that this won’t be used by everyone but don’t advertise “ Premier Fitness Center “ when it’s anything but premier. There is someone worth mentioning added expenses. A pet is $35 extra a month plus a 200$ deposit. So just keep that in mind.laundry is expensive. $2.85 for washing and $2.85 for the dryer but the dryers are not efficient and i 9/10 gotta run it twice just to get my clothes dry. They now charge minimum $60 bucks a month for parking across the street and $85 for parking next the the building that’s not covered. If you want covered parking that’s even more. Also security is awful. The only security I have observed is… you guessed it only in the community spaces like the front office area/ lounge, the club house and the gym and subsequent connecting hallways. So their property. Not in the places that could also greatly benefit the tenants if it was ever needed. Like for example the front entrances on the outside and the very beginning of the inside entrance way is not surveilled, the resident hallways, laundry rooms, parking lots, staircases and the back entrances and exits are also not under surveillance. Also, I have found that anyone could get into the building even without a access badge. Usually all the doors require access tab to buzz in. However the south entrance is not secured because the buzzer mechanism is broken and the door remains unlocked full time. And so anyone can get to any place besides the west residence halls in the apartment building without a access buzzer. and it was like that before I moved in and I could only imagine how long it was like that before i got here. So that coupled with the lack of cameras is greatly concerning. Within the first two weeks here I had the misfortune of getting my bike stolen from the front bike racks and you guessed it there was no security cameras covering those either, lucky me.
