I have lived here for 3 years and I love it. Originally moved in when Giselle and Anthony were the Property and Assistant Property Managers, now there is Ghislaine and Issa in the office. The area is nice and the apartment layouts are very spacious! There is a pool with a BBQ Picnic area, gated tennis court, dog park, playground, and the gym in the clubhouse is absolutely beautiful!! There is one dumpster on the property, but they have valet trash, pest control, and security is on premises after hours in the evenings. Office staff are friendly and maintenance handles all service requests within a reasonable timeframe. Paying for rent is hassle free with the app which is great when you can leave it on autopay! You can also use the app for maintenance service requests. Don’t have anything negative to say other than I wished the gate would be fixed by now but it’s a nice community to live in and it is definitely one of the most affordable and cleanest communities I’ve seen for Winter Park area!

Updated Review – 1/5 Stars I’ve lived at this apartment complex for almost two years, and unfortunately, I can’t recommend it to anyone. From move-in to now, it’s been a constant stream of issues—poor communication, maintenance delays, pest problems, and now serious safety concerns.. Move-In Experience: The problems started before I even moved in. I didn’t receive my lease until the day before move-in—and only after calling repeatedly (about 10 times) just to get someone to answer. On move-in day, the staff said they’d return from lunch by 1 PM, but no one showed up until after 2 PM. That lack of urgency and communication set the tone for everything that followed. Maintenance & Office Communication: We were supposed to receive a washer and dryer the day after moving in—no one showed up and no one answered the phone when we called for updates. Our dishwasher was broken and, despite promises that maintenance would come two days in a row, no one showed up either day. My roommate stayed home both times, which was a waste of time and energy. The office rarely answers the phone. Email is the only way to get a response, and even then, replies are slow and often vague. We were also told to get our mail key from the post office—only to find out we had to pay for it, something that was never communicated ahead of time. Ongoing Living Conditions: The rent has increased significantly, but the apartment quality hasn’t improved. Roach infestations are a constant issue. Even after getting notices that pest control would treat our unit, they’ve skipped us without explanation. I’ve seen baby roaches almost daily. When I first moved in, the pest control technician even warned me that I’d likely need treatments every week just to keep it under control. That’s unacceptable. Our washer has broken 4–5 times already. The only bright spot is one maintenance technician who is professional and helpful—he’s the only person I’ve found to be reliable. Safety Concerns: Most recently, I found two burned matches and ashes right outside my front door—it looked like someone had tried to start a fire. I don’t know if this was random or targeted (possibly because of my Pride welcome mat), but either way, it’s incredibly alarming. I reported it immediately, but—as usual—received no response from the office. My roommate and I now feel unsafe in our own home and are just trying to make it to the end of our lease. (Images will be attached) Recently, I came home to a ripped out carpet just sitting by my trash can outside, looks like they were working on the apartment next door, but now the carpet will be left there for the weekend. Pure laziness on there part, no one wants to come home to a mess outside their door. Final Thoughts: This has been one of the most frustrating living experiences I’ve ever had. The place is poorly managed, communication is nearly nonexistent, the pest issues are serious, and now we’re dealing with safety concerns. I gave it a chance, but nothing has improved. I may renew one more year or go to their sister complex, but strongly suggest others think twice before moving in

Love love love Affinity at Winter Park! Before moving here I had read the reviews and I was a bit concerned but after the application process and finally the move-in I found that it was owned by a different management company and was previously neglected. Now, an entirely different management company owns it and the staff are amazing, the apartment is gorgeous, they have affordable prices for huge apartments that I am so comfortable here that I don’t want to ever think about moving out. We live in a two bedroom two bathroom and the size of the apartment is 1250 ft.² for under $1100. I rent a out a new washer and dryer for an additional $50 which is fine and they have valet trash pick up, pest control, they have security that drives through, I fitness center, a pool, a basketball and tennis court, a nice playground as well as a dog park! The kitchen is fully equipped including a dishwasher and it’s very spacious for someone like me that loves to cook. Giselle is the property manager and she is amazing and so sweet. Anthony is the assistant manager and he’s amazing and so friendly! If you have any work orders they get done immediately, even if it’s not an emergency. I think they are fixing the gate as well soon! This is home and I’m so happy to be here. I’ve spoken to other residents that have lived here and they told me that it’s gotten better since the new management took over and I totally got lucky. I recommend it 100%!! Also... the school is great! My son is so happy that he said we “LEVELED UP”!!! 3 year Update: Affinity At Winter Park has gotten better and not worse!

I would give this place 0 stars if it had the option. Dirty, disorganized and gross are the first things I think of. Garbage is overpiling and poses a health risk for infestations, there are no tissues or wipes for the exercise gym for months. TVs are never on in the gym also. The ceilings in the opening pass of each building looks like they are going to collapse if we have another storm. The pressure from the shower nozzles are not adjustable and hurts my scalp. The worst thing of all is the loud landscapers every Friday morning on my day off from work and school. I'm woken up every week to this early at 8:00 am after a long week. They have no empathy to other people and they blow all the grass and debris they cut toward our cars. Seriously, füçk this place!! Avoid at all costs!! I can't wait til I move. It will be like getting out of prison. The board of health has been notified. Update: They still mow the lawns at 7:30 - 9:30 in the morning so if you like to feel drowsy at work and school from the lack of that last hour of sleep that you desperately need, then this is the place for you. Also if the staff is so dismayed about these bad reviews, they actually would have done something about it by now, 6 months to a year after everyone complains about it, but nope they just don't care and they want to lose more money and good customers. They just want the cheapest mowers that do it early in the morning for us peasants before they do their actual clients lawns. Also they don't care if domestic violence occurs and people scream at the top of their lungs at 4:00 am. As long as trashy people can pay the rent, everybody is welcome. The gate also has been broken since January of 2016!!!!!!!! Take down your luxury apartment banner in the front because that is false advertising and it is laughably embarrassing. Garbage facility with garbage staff. They keep replacing new maintenance workers every two weeks it seems. Whoever is in charge here is horrendous and needs to be let go ASAP. Unless the terrible owner hires somebody else just as bad if not worse. Honestly they should just demolish this place completely and just have somebody else build a new place that actually is clean, safe and organized. Keep looking. STAY FAR FAR FAR AWAY FROM THIS PLACE AND DON’T LOOK BACK!!!!!!!!!!!!!!!!!!!!

Horrible Living Experience! Avoid at all costs. I've lived here for almost 2 years and am so glad my lease it almost done. It was fine at first, but since the switch to the new owners (as many other reviews note) it has gone downhill. For over a year, the bathroom in my apartment has had severe issues (the toilet backs up sewage into the bathtub, making both unusable). It takes a minimum of 2-3 days for the issue to be temporarily resolved (mind you I live in a 1 bed, 1 bath, so 2 days without a working toilet...), and it is still having spiratic problems (the pipes are extremely old). Since the new owners, my A/C stops working every 5 months, and it would take at least 4-5 days for it to be even looked at! The second time it happened was during the hottest week of the year! Our apartment temperature was over 80 degrees. The new leasing agent was extremely rude and dismissive and didn't event rush the service order; the maintenance crew only came 2 days later and didn't even fix it! The neighbors are so rude and will play music at any time of day and the leasing office doesn't care! I've had to call the police on my neighbors, but the leasing office didn't bat an eye. It may seem like a cheap apartment on paper, but they will raise your rent $40 per month every year, even though the quality of the complex has definitely gone down. No clue where that extra money is going. I can go on, but take my word, DO NOT rent from Affinity. Good luck to the next tenant in unit 630-1... This is what you'll be dealing with for the next year.
