My husband and I have lived here through three different management companies. The first management team was great, the second had its challenges, but unfortunately our experience with the current management has been the most frustrating. For months, we have been requesting repairs to our shower floor, which has peeling surfacing and visible mold growing underneath. We’ve submitted requests, had maintenance and staff inspect the issue multiple times, and followed up in person more times than we can count. Every time, we’re told someone will get back to us, but nothing happens. This is not simply a cosmetic issue. The damaged surface traps moisture and mold underneath, creating a problem that residents cannot properly clean. We are concerned about both the condition of the apartment and the potential health implications. What makes this especially frustrating is seeing extensive office renovations and exterior painting projects being prioritized while resident maintenance concerns remain unresolved. We appreciate efforts to improve the property’s appearance, but basic maintenance issues affecting residents should come first. At this point, the lack of communication has become just as frustrating as the repair itself. We’ve been told delays may be related to a warranty process, but after months of waiting, that explanation no longer feels reasonable. I am also asking management to please provide a genuine response to this review rather than the same copied-and-pasted reply that appears on many negative reviews. We would appreciate an actual update, a timeline, or some accountability regarding this issue. What started as a bathtub repair request has turned into months of unanswered follow-ups and frustration. We have tried to be patient, but after being ignored for so long, we are seriously reconsidering whether we want to continue living here.

If you decide to make the decision to live here, do not expect to ever hear from management. I’ve been trying for a month plus now to get their pest control company to come spray our apartment due to ROACHES and I haven’t heard a peep. Several emails and follow ups, nothing. Calls, voicemails, absolutely nothing. There was hope that with “new” management would come more competence, but they’ve clearly only gotten worse.

I would like to give a big shout out to the new management team at Dawson. I’ve seen a real difference in how manager Melissa and maintenance supervisor Santos Ariel are serving and caring for this property. Units are updated and beautiful and this is a great community. Keep up the good work!
