Amara at MetroWest Apartments

Very good soundproofing in apartment and apartment looks niceand maintenanceis great. BUT this apartment complex has an issue with weed smokers. The smoke can come up into your apartment and suffocate you. They have an issue enforcing the no smoke policy.

I am updating my previous review because management responded publicly asking me to contact their Regional Manager, Juana, at the number provided. I have been attempting to reach that number for over a month, and every time I call, someone answers and immediately hangs up. No voicemail, no follow-up, no returned calls. Since moving out, this situation has escalated even further. Despite paying my final month, paying all utilities, turning in my keys, and being told there was no balance due, Amara at MetroWest kept my $500 security deposit and then had the audacity to send a false $700 balance to a credit bureau for a unit I no longer lived in. Let me be clear: • I did not owe any rent or utilities • I paid my electric bill in full • I turned in my keys properly • I was explicitly told nothing was owed The living conditions were uninhabitable. I lived with visible mold and pest infestation, which I documented extensively. This was not a cosmetic issue — it was a health and safety concern that management failed to properly resolve. If this fraudulent balance is not removed immediately and my deposit is not addressed, I will be filing formal complaints with the City of Orlando, housing/code enforcement, and any other applicable agencies. I will also be disputing this with the credit bureaus with full documentation. This is not just poor management — it is negligent and unethical. I strongly warn anyone considering living here to think twice and to document everything.

They never answer phones!!!!!! Good luck speaking with someone from the property. You will ALWAYS get directed to the main call center and they can’t assist you. Scheduled tours multiple times and have yet to actually tour - really wanted to get more information to tour but they obviously have more important things to do.

If I could give this complex less than one star, I would. I’ve lived here for under six months, and I’ve already dealt with a broken sink disposal, a broken garage door, a broken washer while caring for a newborn, broken closet shelves, and a broken A/C during a summer heat wave. The master bathroom shower was also yellow on move-in day, looking like it hadn’t been cleaned in years, yet they still handed us the keys as if everything were acceptable. The emergency line never responded when the A/C broke, leaving us with no air all weekend, and that neglect eventually led to a ceiling leak that forced us to live with loud industrial drying machines in our home for two weeks. On top of that, we’ve dealt with tiny roaches, ants, and repeated maintenance issues that the office either mishandles or never follows through on. THEY NEVER ANSWER THE PHONE FOR RESIDENTS (I had to walk to the office several times while pregnant), don’t communicate any updates, and never show a sense of urgency. The way this complex operates shows zero respect for the people who live here. They mess up work orders, send contractors to do the wrong job, and then disappear without offering a solution, leaving residents to chase them down and still get nowhere. When my washer broke, no one could offer a solution for two weeks, even though they knew I had a newborn. Files get ignored, messages go unanswered, and basic livable conditions are treated like an inconvenience. If you’re thinking about renting here, save yourself the frustration, stress, and neglect — because once you sign a lease, it’s clear that you’re on your own.
