Great location in the heart of Downtown Miami — walking distance to Brickell, restaurants, grocery stores, and public transit. The building feels modern, the amenities (especially the pool and gym) are solid, and security makes it feel safe. Staff is great! You’ll get some city noise since it’s downtown, but overall it’s a convenient and good option for an urban lifestyle.

I strongly advise anyone considering this building to think twice. Living here has been an extremely frustrating experience. Unfortunately, the reality here is very different from what you might expect. Cleanliness is a serious concern. The common areas often look and smell as if they are cleaned very rarely, which is unacceptable for a building of this size. Safety and security feel very weak - there are no reliable cameras in common areas or the parking garage, which leads to frequent issues with stolen packages and car damage. Anyone can enter the building with any intentions, and no one will check or stop them. Elevator service is a constant problem. In a tower with more than 50 floors, only a few elevators usually work, which means long waits every day. The pool area is small, shared with another building, and not a relaxing environment. Noise insulation is poor, so you hear neighbors constantly, and the air conditioner is extremely loud at night. Deliveries are very inconvenient because drivers have nowhere to park. Residents are often forced to go downstairs themselves, even for heavy grocery orders, and many packages get delayed for the same reason. Overall, the living conditions here do not justify the cost, and based on my experience, I cannot recommend this place.

Never move in here!!! I’m begging you - please believe me and never deal with this building. NEVER. If you’re looking for a place to live and think Downtown 5 might be a good option -you are mistaken. This is the worst possible choice. Just imagine living in an apartment facing a prison, constantly hearing inmates shouting. Imagine not being able to get home for two evenings in a row because the building is surrounded by police searching for a criminal inside - because the building has no real security. There are no cameras on the floors (so your packages are often stolen), no cameras in the parking garage (so your car can be stolen or damaged), nowhere at all - and no one takes responsibility for anything. Next, imagine a building with more than 50 floors and only 5 elevators, where usually only 2–3 actually work. You wait 10 minutes for an elevator, then spend another 10 minutes going up or down -because this is completely insufficient for the number of residents. Now imagine that you can’t even use the pool, because it’s extremely small, shared with the neighboring building, and located at the same level as the prison -so instead of relaxing, you hear disturbing screams. You will also hear every single step of your neighbors. You’ll hear them making coffee, eating breakfast, watching TV, playing with their dog, putting children to bed - everything. Why? Because the walls are basically paper-thin. Your air conditioner will sound like a plane taking off, waking you up multiple times every night. And most importantly - if you order delivery (Uber Eats, DoorDash, Instacart), you will always have to go downstairs to pick it up yourself, because the building has no parking for delivery drivers. They literally have nowhere to park. Even if you ordered heavy groceries like pack of water and you’re a woman or simply don’t want to carry heavy items - you’ll still have to go downstairs. They simply don’t care. As a result, you may not receive your groceries and still get a cancellation fee from Instacart. This has happened to me dozens of times. Your FedEx, UPS, and other deliveries will also be delayed to the next day repeatedly for the same reason -no parking for couriers. I won’t even start talking about the cheap renovation where everything barely holds together. And the deposit - many people have already written about it. They do not return it, because they are scammers. Yes, that’s exactly what they are. Also, it feels like the building is cleaned only once a month - in a building with this many residents. Because of that, it constantly smells bad and everything is dirty everywhere. Just believe me.

Great office team and views. Two pools. Nice gym. Downsides: nearby construction and thin walls. Excellent location with easy Metromover access. I recommend if you can pass the noise or for a temporary stay if location is vital this is the spot
