It is quite literally impossible to get a hold of anyone in the office via phone OR email. The office by my condo has been closed due to understaffing-and the one on Kirk (across the street) is always understaffed, resulting in a full lobby and long wait times. They do not have a legit email anymore apparently, my emails are now being returned “undeliverable/rejected.” Even though it’s been less than a week since I was in the office and was given the current email that now undeliverable. The automated phone system goes to voicemail and regardless of how many voicemails I’ve left, I’ve NEVER gotten a call back. I am disabled and it’s incredibly hard to physically get to their office. I’ve been trying to renew my lease since June and the month to month price has literally DOUBLED MY RENT! Plus there’s an extra $600 month to month fee?! They don’t have valet trash (which everyone is charged for) however the designated “bins” have never been distributed. But if you leave out a bag of trash to be picked up you get a fine. I was also over-charged almost a 1000$ the month before my lease expired and it took physically going to the office and almost 2hours to even acknowledge they had messed up. (There is one woman in the office that was incredibly understanding and helpful, unfortunately I cannot remember her name but this review is not directed at her) Quite frankly I do not believe it’s the individual employees-I think it’s the management, understaffing and incredibly poor communication system within their company. I’ve been here 4 years and the quality of administrative services has declined to an embarrassing level. I am incredibly disappointed. Y’all are failing as a company and your tenants are miserable, frustrated and fed up dealing with the unprofessional & seemingly nonexistent staff you supposedly employ here. If you don’t have the resources to run a professional company, it won’t be long until you don’t have a company. Your tenants are not happy. Fix it.

Truthfully, 1 star feels like too much. If you’re looking for a place to live or work that comes with a side of retaliation, discrimination, and enough gaslighting to power a small city—congrats, you’ve found it. I had the unique misfortune of experiencing this property both as an employee and a tenant. I moved on-site after four years of dedicated, above-and-beyond service. In return? I was written up the very next day after picking up my keys. Not a week later—not after some legitimate concern—literally the day after I moved in. Coincidence? I seriously doubt it. Up until then, my performance had never been questioned. I had glowing resident reviews—many of them with my name in bold praise. I handled emergencies, worked late, stayed loyal, and poured everything into this place. But the moment I moved in? Suddenly, I became a problem. This didn’t feel like policy—it felt like punishment. I asked repeatedly to be transferred out of Kenneth’s portfolio (read: circus), and every time I was brushed off. Concerns were swept under the rug with all the other uncomfortable truths this company doesn’t want to deal with. Then came the write-ups—suddenly and suspiciously. One of them was pulled from the archives, referencing something that happened six months prior and had already been addressed and resolved at the time. It’s almost like they were scrambling to build a case out of dust. The second write-up? So riddled with false information it would’ve been laughable if it weren’t being used as ammunition. When I brought the inaccuracies to Ethics & Compliance, I was met with the usual: silence and a swift sweep under the corporate rug. Because here, it’s never about what’s true—it’s about what’s convenient. Oh, and let’s not forget: I’m STILL waiting on retroactive pay I was promised. Now they’re threatening not to provide it, which is not only unethical—it’s pathetic. As a tenant? Just as miserable. The A/C broke twice in three weeks. I was charged for drywall damage and hit with a trash-out fee, even though the stairwells were blocked on my scheduled move-out day. Another “coincidence,” I’m sure. But here’s what they won’t say out loud: there’s shady behavior happening behind the curtain. From retaliatory write-ups to weaponized silence, this place isn’t about performance—it’s about control. And if you ever speak up? You’re disposable. To corporate, when you inevitably read this: Don’t waste time trying to come after me. I’m STILL being the bigger person by not violating your beloved “integrity of the company” policy. This review isn’t malicious—it’s honest. I could’ve said a lot more. I chose restraint. What I won’t do, however, is lie to protect a company that never protected me. Summary: Bring Tylenol for the migraine this place will give you. And a lawyer—because you’ll probably need one. It’s 100% worth researching a bit more and maybe spending the extra $100 to live somewhere you won’t regret signing a lease for. Peace of mind is cheaper in the long run.

Olivia was an absolute gem during our apartment search! Her professionalism, warmth, and attention to detail made the entire leasing process seamless and stress-free. She took the time to understand our needs, answered all our questions with patience, and went above and beyond to ensure we found the perfect home. *Updated again so they sent a maintenance guy over yesterday morning he came with no tools punctured the ceiling drained the water and parts of the ceiling fell down in the tub he didn't bother to clean up mess or cover the massive hole in the ceiling which is now growing mold very quickly I might add I posted new pictures. He said he would return tomorrow to repair it, So basically me and my daughter have been exposed to mold the entire time we lived there, it's no ventilation vent in the bathroom because it's been covered over so this is the living conditions I got for paying almost 1400.00 a month?!?!? *UPDATE THEY STILL DID NOT REPAIR ANYTHING I TOOK PICTURES AND VIDEO OF TODAY AND IT SEEMS TO BE GETTING WORSE IF SOMEONE DOES NOT VOME TAKE CARE OF THIS TODAY IM GOING TO REPORT THIS APARTMENT COMPLEX TO THE DEPARTMENT OF HEALTH * Thank you I am very unpleased with Coronado springs I came home last night from work to find large pockets of water on the ceiling of my bathroom it looks like someone left running water upstairs I put in a service request around 4am this morning no one has come out yet no one is answering the phone, someone has to come and drain this water out of the ceiling, I can't take a shower under these conditions and I have to go to work today, they also never put any ventilation in my bathroom the vent has been sealed and covered over mold constantly grows in my bathroom I had to get my own dehumidifier to keep the mold at bay. My AC is not working I had to by my own AC unit they are aware of these problems but no one has come to resolve them or contact me about it, please come out or contact me on the status of these issues thank you!

Amazing place to live. Very beautiful. My first home in the USA. It has a special place in my heart. I love how the staff is very responsive. The services are prompt.
