After almost a full year here at Sun Lake, I feel like I can finally give it a proper review. Pros: - The grounds are beautiful and very well-maintained. The property overlooks Greenwood Lake and features stunning scenery and sunset views. There is a quarter mile trail next to the leasing office that circles a pond with a fountain, and I find that to be the perfect place to walk my dog! - The maintenance team is wonderful. They respond as quick as they can to repairs, and they are very polite. I haven't had many service requests, but once I had a flooding washing machine that soaked my kitchen and carpet. Someone was out in about an hour, and the issue was addressed quickly. - If there is crime here, I haven't heard about it. I almost didn't think to include it. We do see the EMS team a few times a month, though. The community is gated, and the gate is usually working. - Maybe I'm lucky, but I can't hear my neighbors at all. Everyone I've met has been polite and kind so far! There are a lot of children and families here, which makes it feel more like a neighborhood than a complex. No one has raging parties unless they're at the pool, and there are a few smokers near me. - The price for my unit was incredibly low, and I feel very fortunate to have nabbed it at this price! Sun Lake is situated in the perfect spot: close to Lake Mary Blvd for easy access to shopping, food, and I-4, but just far enough from the main streets that it's quiet. The best time to move here is in the winter when the deals are at their best. - Parking hasn't been an issue unless they're repaving or requiring us to move our vehicles from certain places. I have a covered spot and love it! People respect paid spots and won't park in your reserved space, which brings me a lot of peace of mind. - WiFi and cable have been very consistent since I've been here. Very few outages even during the harsh storms. We have also almost never lost power - maybe 2-3 times in the year I've been here, and it's been restored quickly. - Staff put on many events for tenants! We have a few a month, including movies, bingo, trivia, giveaways, and more. I don't attend many, but it's worth noting that they do these things and they do not go unnoticed! Cons: - Yes, there are roaches. My unit was infested when I moved in with German roaches. And I know we're by a lake which attracts other animals, but it's still something that was a major stressing point for me. After calling pest control once a week for a couple months, they went away, so they're not impossible to conquer. I see the occasional dead one in my kitchen every few months or so, but keeping up with monthly pest control is essential to keep them away. Also, there will be gnats and spiders and moths and other bugs that get into your apartment. Thankfully I haven't seen any of the worst perpetrators in my unit, so I can only hope and pray that this streak continues during my stay. - Speaking of pest control, scheduling them is a hassle. I have to use two hands to count the times I've asked pest control to come and they didn't show up. Trash valet is in this category, but I don't schedule them; they're supposed to show up every day except Wed/Sat. Sometimes they show up, sometimes they don't. - The staff is very polite and helpful if you see them in person. Trying to get ahold of them otherwise is another story. I have frequently tried emailing and calling, but I rarely get an answer. Your best option is to see them in person, but be sure to get the names of people who helped you so you can keep a record of when you asked them. - Expect carpet. I have seen very few units without carpet. Also, don't expect elevators. These units were built in the 80's, which means they have great bones but slightly outdated infrastructure. This includes the kitchen; maybe it's me, but I wish I had more counter space. In my opinion, the pros outweigh the cons, though the cons are heavily weighted. I am glad I found this place, I am happy to rent a unit here, and hopefully this will be my last year before I buy a house nearby.

I have looked at these apartments many times before anytime I was in the process of moving. This time I completely fell through with going ahead to apply and it has been a joy. I've viewed a few units and they've always been extremely well kept and clean!!! The community is very well kept, lots of trees, it's quiet during the day and night which is always on my bingo card and they also offer kayaking for the residence! The prices are amazing and they don't add all of those crazy amenities and inconvenience fees on your rent which is a double plus. Thank you to Daniela for being an amazing agent and helping me make the perfect decision.

We received a recommendation for this complex from friends who had lived here before and had nothing but great things to say. We realized this was the ideal place for us because the location also suited our daily commute perfectly. From the moment we entered and took a seat, Sondra and the rest of the team were always available to address any inquiries we had, maintained communication, and assisted us in selecting the perfect move-in date and apartment. We are especially grateful that their maintenance staff responds promptly and completes the work efficiently and in a timely manner. Thank you Sun Lake, for your professionalism and kindness!

I lived in Sun Lake for two years. Not the greatest experience. Here are the good things: Cheap, quiet neighborhood, good schools, good landscaping, convenient location since it is right by i4, and the lake/walking path is very nice. That's about it. Everything else sucks. The buildings are like 40 years old and run down. The breezeways are disgusting and residents pile trash outside of their doors. All the appliances are broken down. I had to have the dishwasher and microwave replaced when I first moved in because they didn't work. Since the apartments are in disrepair, they are old, and it is Florida, there are ROACHES. Not palmetto bugs, GERMAN ROACHES. There is really no way of getting around it. Go look at other reviews and you will see this has been a common issue. I had to become an amateur exterminator to get my problem mostly resolved but it took 6 months and GERMAN ROACHES never really go away. I basically never used any other kitchen appliance besides my microwave because I did not want to create splatter in the oven or stovetop. I would only eat out or make sandwiches because of the pest issues. When I first moved in the front office was terrible. I should have known what I was getting into because it took them 3 attempts to send me the lease with the correct information. On move in day they told me the apartment I signed the lease for was not ready so they moved me to another unit. Luckily I didn't need to move that day so I told them I would wait for my unit to be ready. I wanted that unit because it was on the top floor and faced the lake. It is just crazy to me that they thought that was acceptable. Some of them seemed nice over the years but I largely tried to not rely on them after my bad move in experience. Maintenance staff is nice considering how hard they have to work and given what they are working with.

Moving into Sun Lake Apartments has been a great experience, thanks to Erika! She was incredibly kind, helpful, and made the whole process smooth and welcoming. The property is beautiful—surrounded by nature with a stunning view of the lake. I also love the amenities and how dog-friendly it is. My pup especially enjoys the dog park and our peaceful walks along the lake. I’m so glad I chose to make this place home!
