Horrible maintenance, good luck getting someone competent within a month to actually fix anything. Lights are never on at night. Pool is always being worked on every summer. Bugs constantly get inside of the apartment due to all the cracks and holes in different places like the doors. Trash is constantly piling up because people from all around the area dump their trash there. They have a bunch of hidden and misleading fees. Traffic also gets crazy due to the church around the corner. You've been warned, believe the one star reviews.

The management and entire staff I have seen do their best to take care of every resident. They make you feel like this is a home. The apartment isn’t the newest ones in Jax, but for the rate you get and the fees this apartment, staff and location is truly amazing. I give 5 stars because I’ve been here for about 4 months and I’ve been very happy. Edit: Previously, I left a 5 star review because they do have amazing management, but there are two things that have been bothering me for over a month since I’ve actually left the review. One issue has been addressed, however still happened and the other is about bugs which thank God I do my own pest control. Problem one: A lady has been walking an untrained German shepherd that she used a choker leash as the muzzle because her dog would attack dogs smaller than a German shepherd size. Her dog pounced at my dog and I had to grab her dog off mine while I was just standing outside with my dog on her leash at my apartment units grass. Thank God she didn’t let loose of the choker, bc I would’ve killed a German shepherd that day to protect my small Jack Russel who absolutely loves all dogs and doesn’t even know how to harm a butterfly. My dog definitely doesn’t protect me, I protect her at all costs. Problem two: I’ve been experiencing all types of bugs. Spiders, roaches, silverfish, centipedes and the most recent one since this summer has started has been fleas. I walk my dog in the early mornings and walk through multiple spider webs to start my day…i have commercial pest control and I have to spray my unit because certainly the pest control this apartment uses absolutely awful. I think the ducks and cats eat more bugs than their pest control companies sprays for. I have a strong pest control background and the company spraying this complex is quite honestly terrible. This is again an honest review. The management and team here are still great. I just felt the need to inform the public that this is an honest experience of what it’s like living here 5 months in.

Be careful with these people. The treatment is terrible. You rent an old apartment and when you leave, they want to charge you as if it were new. I don't recommend it. Be careful. The air conditioning floods with water to the point of damaging things, and they want to charge me for the damage this caused. Luckily, I have videos and photos of the things. Be careful with these people. The manager is rude, ill-mannered, and arrogant. Cuidado con esta gente el trato es pésimo rentas un apartamento viejo y cuando te vas te la quieren cobrar como nuevo no la recomiendo tengan cuidado. El aire acondicionado se inunda de agua al punto de dañar las cosas y ellos me quieren cobrar por los daños que esto causó menos mal que tengo vídeos y fotos de las cosas tengan cuidado con esta gente. When you move out, they'll give you paperwork making you responsible for any damage to the apartment. In my case, I was renting here, and the apartment had a crack. They wanted me to pay for the damage caused by the crack, even the wear and tear on the bathtub paint, which I obviously refused to pay. Well, after a year, they sold a supposed debt I had to them to a creditor. Thank God I have videos and photos of the apartment and its condition, which helped me fight this injustice. I'm sharing this to help others who want to rent here so they don't go through the same thing. Note: The main law is Florida Statute 83.51 – “Landlord’s obligation to maintain the premises.” This law states that the landlord must maintain the apartment in safe and habitable condition, including repairing: • Roof • Windows • Doors • Exterior walls • Floors • Stairs and structure • Plumbing (pipes, leaks, drainage) • Basic apartment systems If there is no local code that specifies this, the landlord must maintain the apartment in safe and habitable condition.

Terrible place to live haven’t had heat or ac for 3 months. I tell them since they not going to fix it I’m moving out. They charged me over 1700 dollars to break my contract also my apartment got flooded over 3 times and they did nothing to help or fix the problem . A quick update. I moved out. Paid my rent. They took my deposit and they said I owe them 1500 because it smelled like mold in the apartment. I am going to be taking them to court and blast them all over every social media platform. They have my information they can respond to this notice. If you want to be scammed to believe you are going to be in a good community rent from them and I promise your apartment will get flooded and ac will not work and maintenance doesn’t even know how to fix anything. So I hope this helps others before they decide to move in this place
