The maintenance supervisor Hector solved an electrical issue I was having and then fixed my washer all in less than 30 minutes.

COCKROACH INFESTATIONS!!! The ENTIRE COMPLEX is infested with roaches and they refuse to hire actual pest control to fix the problem! U can put in a maintenance request and they send some dude who works here to spray something that doesn’t work AT ALL and then nothing else! They even went as far as blaming all the residents for the problem and said they were going to schedule meetings with each resident to teach them how to clean their apartment. That’s ridiculous and WONT RID A GERMAN COCKROACH INFESTATION! We have to buy roach bait cartridges every month just to keep the population from absolutely taking over. But it doesn’t rid them because every other unit here is INFESTED! They charge wayyyy too much for these tiny apartments at almost $1600/mo and do absolutely NOTHING to improve anything. And now it’s impossible to get a maintenance request handled, as you put in the request and no one shows and the request just sits in the app unassigned. You have to go to the office and demand help multiple times to get any help at all. It took them DAYS to come out and look at a AC unit that blew hot air in the middle of the summer! I’m pretty sure that’s illegal. They are owned by Blue Roc Premier Properties. I have lived in another place owned by them in Orange park a few years ago and they actually paid for pest control, had maintenance workers, etc. BUT THIS is the worst residential complex I have ever experienced. There are much better apt complexes in mandarin for the same price. Stay away from this place. They just want lots of money and don’t want to spend any at all “costs” I know I’ll get some BS reply about “sorry you’re having probs, contact us..blah blah”.. but they HAVE BEEN contacted by everyone here for years and every unit is still untreated and infested. No damage control reply is going to change these facts here! They don’t need me to “call the leasing office” to tell them about a problem they have known VERY WELL for YEARS!!

From the office to the maintenance staff, just complete carelessness and incompetence. Being charged over $100/month on top of the rent for extra services like “valet trash” that does not even get picked up most of the time. Paint is peeling off the ceilings, appliances are outdated and it takes several days for urgent maintenance issues to be resolved. That “free month” offer will cost you so much more in the end.
