Terraces at Town Center

AWFUL apartment complex. I’ve lived here twice and each time it was infested and on the second move back the apartment had fleas and they tried to blame it on me. They didn’t believe me and refused to do pest control until I brought them a water bottle full of fleas. Not only are their fleas but roaches as well and i’ve caught multiple dead and alive in my apartment. I came home twice to live roaches walking around even though they said they did pest control. I’m a very clean person and have never had any infestations till I got here. There are also rats and snakes that can get into your porch if you live near the pond and garbage. Rent is insane for a 1 bedroom almost $2000 and it’s pretty much the same as the 2 bedroom rent in the same complex. Apartments are gross and so is the outside when I moved in there were roaches in my closet light and I told them about that and they did nothing. After a while all you could smell was weed in the neighborhood and kids screaming. People move out left and right they clean the apartments for a few days and new people move right in. You can’t even break the lease because it’s $3000 and you still have to pay the rest of the rent. I am a college student paying for everything alone. My job closed and the government shutdown stopped some of my paychecks and they were not understanding at all they told me I had to pay why I owed or it would be doubled. I could not wait to get out of there. My car was broken into twice and when and went and told them they stared at me like was making it up. I looked at the reviews more and the deeper you go the worse the ratings got. Do not be fooled those 5 star reviews are probably fake. Office staff doesn’t know how to do their jobs. I filled a noise complaint and then they did absolutely nothing about it. They told me to film it for next time. I could say so much more and if i could give them zero stars i would.

Cannot say enough great things about this community! From day one, the staff made me feel welcome and went out of their way to help with anything I needed. The apartment itself feels like home—bright, spacious, and thoughtfully laid out. I love how quiet the community is, yet everything I need is just minutes away. The amenities are a huge bonus, and it’s clear the team takes pride in keeping everything clean and well-maintained. The Property Manager, Mariana is my favorite part of the entire environment. She is quick, efficient, & truly knows how to make her residents feel welcome! If you’re looking for a place where you feel cared for and comfortable, this is it!

​Living here for a year, I recently moved into a new unit. I'll admit the property has some age, and minor issues pop up occasionally. However, this is more than offset by the outstanding support from Aubrey and Jake in the leasing office. ​My previous experience with property management in Jacksonville was so bad I almost had to sue, so I came into this process with a lot of distrust. Aubrey and Jake completely changed that. They handled my internal move by providing the most cost-efficient option possible and streamlined the process so effectively that all I had to focus on was moving my furniture. Their professionalism is top-tier; they always go the extra mile to satisfy any request and greet you with a genuine smile. It's rare to find this level of service.

Ive lived here for about 2 years in 2 different apartments. First off our AC went out for about 4-6 days and no one could fix it because there was no management in the leasing office and when I finally heard back it was from an out of state number from I guess their main office? All they could give us was $100 credit for no AC in the middle of summer in fl..... the maintenance guys are actually really nice and arrive fairly quickly. My other issues are. 1. Its nearly impossible to get anyone from the leasing office on the phone. 2. There is constantly bugs in our apartment (ants, worms, silverfish, spiders) we keep our apartment VERY clean so this is not an issue of cleanliness. 3. There is constantly extra charges on our monthly rent without an explanation of where or why the charges are there. 4. This is a "gated community" but in my 2 years of living here the gate has worked MAX 4 days. 5. I have lived on the 1st floor for my 2 years here and the noise from upstairs neighbors is constant and you can hear every foot step or fallen object. 6. You can only use AT&T for wifi (and let me tell you they SUCK) 7. There is a severe lack of parking spots. I recommend you move anywhere else. This place is not worth the money you are gonna spend.

The overall living experience was fine, However the management company that runs this property is extremely deceptive, dishonest and unethical. I was charged approximately $2000 upon leaving despite leaving the apartment in immaculate condition and giving sufficient notice that my lease will not be Renewed upon expiration. Essentially, they will steal your deposit and charge you with whatever they think they can steal from you.Stay away from any Graystar managed properties of which there are a few in Jacksonville. See the pictures below of my apartments condition just before I moved out. Do not do business with these criminals.
