Horrible apartments on pretty much every level. They never provided a lease renewal option for me stating that I had told them I wouldn't be renewing, but then charged me $3k in fees because they state I didn't provide move out notice at the end of my lease. Which is it? They then took my entire deposit and applied it towards this move out notice fee which is illegal per Florida statute 83.49. You're not allowed to take security deposit funds and apply them towards lease fees - that is not what security deposit funds are for. Good luck talking to the office. They will make any excuse and flat out lie to protect themselves while finding any reason they can to take your deposit. They will refer to the contract while openly breaking their end of the contract (not providing a lease renewal). They quite literally said they didn't need to provide a renewal because I told them I was moving out, but then charged me $3k lease break fee because they say I didn't tell them I was moving out. This is literally what happened. The apartment when I moved in hadn't been cleaned and they apologized after I moved in saying they had to move quick to get me into that specific apartment and that meant forgoing the carpet and floor cleaning. Honestly, it was gross. Mind you, they didn't tell me they couldn't get to the cleaning until after I was moving in and pointed out how dirty the apartment was. Let's talk about the "amenities" at these apartments. The gym AC is either broken or never turned on, so have fun working out in 85 degrees. The Amazon lockers are supposed to be in a secure area that requires a fab to enter, but the lock on the door was broken the entire year I was there so random people could come in and steal packages. While I was reporting to the office that my package was missing, there was another couple there reporting the same thing. They clearly know this is a problem but keep it on the hush. They know that the lock on the door doesn't work, yet they still don't fix it - it was one of their workers who pointed out to me that I don't need a fab to enter and that it's been that way forever. The dog park is riddled with dog shit so much so that you can't really use it. The dog stations where they claim to provide dog poop bags are almost always empty (like 95% of the time). The pool is closed every other week for some kind of maintenance. The AC in my apartment went out 5-6x the first summer I was there and then again 2-3x before moving out in July the next year. Clearly there was a leak in the refrigerant because their solution was that I had to keep the AC on at all times and set to 72 otherwise it wouldn't work. Despite being set to 72 the actual temp in the apartment would never drop below 78. The continuous running of the AC lead to electric bills well over $300 for a 1 bedroom. The busted AC units was the topic of discussion with damn near everyone I knew living there - wasn't just my apartment. So yeah, the corporate beast as a rental company. They squeeze every dollar out of you and are willing to lie to do so. Not willing to pay to fix the broken amenities, broken locks, AC, dog poop bags, anything really. Then steal your deposit and illegally apply it towards a $3k fee for not giving notice to vacate, but then say they don't have to provide a lease renewal because you gave notice to vacate. Oh yeah, there was a major plumbing issue in one of the apartments in my hall and it flooded the entire hallway. Did they come and clean it up? No, they didn't. The entire hallway was a pool of gross water for about two weeks until it evaporated leaving this stained and disgusting outdoor hallway.

Wouldn’t recommend moving here. Gates never work. Was told by management that they’re probably going to remove the gates but rent will stay the same price. They charge fees for EVERYTHING and then double them without notice and expect you to pay them. Place is dirty, unkept, and truly just an eyesore. Save yourself the headache of this place. Update.. & when you move out, they will charge you $300 to clean the place even if you cleaned it and call it "stress free cleaning" that they told you wasn't in your lease because it was new and you wouldn't have to pay for it. Then they will not respond when you tell them you didn't agree to it. STAY AWAY

A one star rating is generous. Beware of these apartments.(I’ll update my review with the apartment number once everything with moving out is finalized). I would also assume it’s the same for many other units. I signed an addendum, my name was on the mailbox and documents from the leasing office, and months later management told me I was not a resident after all the documents were signed by old management. It feels as if I was only a resident when it was convenient for them or for them to not take accountability with the state of how they left our apartment and treat their residents. They wait months to fix things. We went over a month without a working stove that we had to tape together. Our floor was destroyed and had white powder coming up. Terrible mold in the bathrooms that comes back right after they “treat” it because the ventilation is terrible. Even though the city inspector found multiple code violations they still would not let us terminate the lease. Because of their delay in fixing things and not giving us answers, we secured other housing. We went back and forth for two months with the leading office and VP trying to get a resolution and our lease terminated early due to their lack of urgency on fixing things. Overall they are the worst company to work with and money hungry. They never answer the phones. So good luck if you need to speak to someone. That includes for maintenance requests. By the time you finally get someone on the phone they have the audacity to hang up or argue with you. Over the 18 month lease we had over 20+ issues combined with multiple maintenance requests including problems with the AC and the floor breaking numerous times. There’s way more I could say about this place but all I can say is save your money. We have never been late on a rent payment or any lease violations except an occasional valet trash fee (which is ironically also trash) and half the time they come way earlier than expected. Then they charge you $25 per trash bag that’s left outside of those hours even though valet trash doesn’t even go on their designated schedule half the time. After we were in hotels for over a week we returned home thinking everything was fixed as we were told to find out that our home was filthy and all of our personal belongings were covered in construction dust. We both got really sick from The fumes and put in an emergency maintenance request just to be told “you can wait till tomorrow it’s not an emergency”. Even though my fiance and I both have health issues and it was hard to breathe. I’ll include photos of how they left our apartment for almost two months.
