I want to give -10 stars. Google should really allow that as a possibility. We've been through nothing less than Hell since moving in here. If you do decide to move in here, make sure you check for mold BEFORE moving in! And make sure anything they tell you is in writing because they lie about literally everything! They will promise you things and never intend on following through with the promise. We had to fight for nearly two months to receive a washer and dryer we was promised, just to get a gammy one that tears up your clothes. They replaced a broken moldy dishwasher (after complaining for over a month) with another broken one that smells like vomit and would randomly leak even though we'd never use it. Their resolution was to cut the water off to it, but not replace it. Both of the drains to our bathtubs slid right off the first night and have not been replaced since no matter the amount of requests. Both permanently installed shower rods are covered in rust. There was two holes in the walls that were supposed to be repaired before moving in. They only repaired one, but it was with scotch tape and painted over it. After two months of complaining they finally put a flat electric plate over the taped one. Still nothing for the other. There is stains on the ceiling that look like leaks from upstairs. There have been ghost ants that are apparently extremely difficult to get rid of. They've sent pest control only 4 times in 6 months. I had to go to the office and cause a scene in front of potential clients for that to even happen, showing them how it was all over everything despite scrubbing my apartment daily. And that my babies furniture and toys are being over run by them. They get inside the toys and we've had to throw them out or take them completely apart to kill them. We have a spider infestation that I kill daily in the windows primarily. But I've found a massive one in my baby's crib one night. There's giant hulked out roaches on steroids that keep coming in. They were supposed to replace the floors before we moved in because there is stains on them in every room and they're warped. That never happened and the stains have gotten bigger and worse. We knew it looked like water damage and was concerned but didn't realize at the time how bad it was. We complained numerous times mentioning the possibility of mold. We even called the corporate office, but you can't reach anyone. It's just a voicemail that no one ever returns the calls from. Our air-conditioning has been gammy since moving in. Numerous calls about that with nothing more than bandaid repairs that are short lived. We keep it set at 70° and rarely would it get lower than 75°. It leaks all the time to the point we have a river running from our corridor to our bedroom. We complained often and called emergency maintenance (that they're supposed to have but until October when they hired the new guy, Kevin, no one ever responded to emergency calls) but nothing would happen outside of them telling us days later that it was broke and they'll return tomorrow. Tomorrow never comes. We have recently discovered the extent of the mold infestation behind the unit inside after being completely without aircon since September 28th. Temps up to the 90s most nights. Now we know why we've all been getting so ill since moving in here and. Especially our babies, they're constantly sick, having difficulty sleeping, loss of appetite, etc. And the horrible smell we couldn't get rid of or explain has been because of the mold the entire time blowing through the vents. After nothing done for 6 months I got mold testing done and put a summary of these complaints in our windows facing out in English and Spanish, since we live next to the model apartment and every potential renter would see it. Corporate all of the sudden has the ability to respond now and want to negotiate repairs and how to make us happy. More like wanting to keep us quiet. 😳🤬 The only thing they've done good is hiring the new maintenance guy, Kevin. 5+ stars to him. At least he knows what he's doing.

Living here has been a constant headache because of the neighbor in unit 270. They leave trash piled up outside their door on a regular basis, and it has been going on for months. No matter what time of day I open my window, the first thing I see is garbage sitting in the breezeway. It’s disgusting and unacceptable. The management team claims they monitor the property and issue fines for this kind of behavior, but clearly that’s not the case here. Despite this being a long-term problem, nothing has been done to stop it. I’ve attached photos, each taken at different times, showing the trash that this person continues to leave out. This isn’t a one-off issue—it’s a constant problem that makes the living environment here worse than it should be. If you’re considering moving here, know that the apartments themselves are fine, but you may end up stuck dealing with filthy neighbors and management that looks the other way.

Never have a felt like I wasn’t wanted. But I get the hint. With the pricing and promotions coming from this place, you’d think it’s too good to be true… I’m here to confirm it for you first hand it is. I signed for my keys 12 June of this year, scoring a beautiful two bedroom two bath. I haven’t completed my move and today’s the 11 of July about go into another weekend without Air Conditioning. It’s been out since before I way before I moved in. I’m promised it’ll get fixed, or it’s getting fixed, and it never is. I’ve been to the deserts of Afghanistan, and it was better than this. The office doesn’t communicate with maintenance, maintenance I’m sure is understaffed for the over load of problems they are facing right now. The priorities of work as a whole as well of the problem solving skills of the administration staff in the office are below par. It’s quite embarrassing. I’m at the admin office as I write this review because I’ve had enough, now I want to make sure no one else has to go through what I’m currently going through. The front office has lost my trust 100% the maintenance team didn’t even get a chance for me to rate there service, but its safe to assume its not a good rating either. I will never lease anything from ZRS property management group again. The regional manager is new and kudos to her for really trying, but at this point I’ve lost all trust in you.. To anyone thinking they will save even a little money it ain’t worth it. Most of it is a facade to save face. Here are a few photos of the apartment. For the management team that will loom at this review later, I have picture and time stamps for different time through out my experience to prove my apartments has been as high as 86* the coolest it’s been is 81..
