If you like living amongst roaches, palmetto bugs, mosquitoes, and the occasional mouse, this place is perfect for you. I consider myself to be a clean, tidy person. I wash my dishes every day, vacuum my floor, dust my furniture, deep clean my bathroom, etc. I’ve never had any issues with such pests in the past. It doesn’t matter if you are the cleanest, most sterile person in the whole world, there will be disgusting pests that will infest your apartment. Pest control here is a joke. They “spray”, but it ultimately does absolutely nothing. roaches will show up that evening, like nothing happened. These apartments literally have holes in the walls. Cracks running floor to ceiling. In the bathroom, the kitchen, the bedroom, everywhere. When I called maintenance to fix it, they only caulked the cracks in the kitchen, nothing else. Maintenance is a whole other issue. If you call, unless you state it’s an emergency (during office hours ofc), no one will answer. No one will listen to your message, no one will come fix your problem. The whopping two (2) maintenance people working there are kind, however I firmly believe they are overworked and not providing with enough resources, time, or other staff to effectively do their job. Your cabinet doors will just fall off the hinges. Or the hinges will fall out of the wood itself. Your overhead kitchen light will fill up with roaches and just quit working all together. Your drains will clog, your floor will be uneven and warped, your windows will be cloudy and virtually impossible to look through, your air conditioning unit will only cool the room it’s in, shall I continue?? The leasing office made it silently clear to me that they did not care about my rental experience. I’ve had to call Harbor Group directly, and my issue was barely addressed, if anything. And that was only after I called a second time, the first time I called, I was hung up on after being on hold for over thirty minutes. No apology, no making up for their mistake, nothing. There’s only one guy at the office, and you can only get in touch with him if you physically walk into the office, which there’s no guarantee he’ll be there. During my time there, I experienced what I thought was a gas leak (the smell was unbearable strong), but turns out an animal had died underneath the building and the smell was coming through my drains. There are several ways animals can access the underside of the building, which I guess there is no priority to seal any of them. Disgusting and inexcusable. When police are called, they take up the entire road, making driving through impossible. They refuse to remove dead trees that are located right next to the parking lot, so it’s too bad for you if your car/apartment gets crushed. 🤷‍♂️ The only good thing about this complex is the trees, and the large stray cat population, which could be a huge downside if you are not a fan of stray cats like I am. Other than those two things, there is nothing here worth even considering. Do not waste your time. I’ve certainly wasted enough of mine.

This review is of the tour recieved. I do not live here. Had a nice long walk to the apartment I was shown (they had a golf cart). The neighborhood is a bit sketch for the area, but at least it isn't Moncrief. Plenty of convenient retail stores all within a mile, including a nice variety of fast food places. The apartment shown was nicely remodeled. My concern is should I apply, it could cost me $1000 in non-refundable fees if approved. I mean, a $75 application fee, a $250 administrative fee (I may be off on that number) and an "approval" fee between $375-750, all non-refundable, plus a $500 pet deposit, and a $50/mo preminum for having a pet, and I don't recall if the pet deposit was refundable or not. You have to apply for the specific apartment coming available, and I have no idea if they will put in fresh carpet and paint for new tenants. Overall, it was a pleasant tour. The rent was "reasonable" for the area. Still, with the amount of rent charged in Jacksonville, profits are way up with little to show in overall improvements. The exterior of the entire property is definitely dated.
