Kelly Stillwaggon is the absolute best property manager I have ever had the pleasure working with. Additionally, Brilynn, her leasing agent, is also top-notch. The maintenance manager, Yosbani, is always on top of work orders and your work order typically gets handled and closed within 24 hours. The staff at Coquina Bay is why this community is so phenomenal! ⭐️⭐️⭐️⭐️⭐️

DO NOT DO NOT DO NOT RENT HERE. This place is awful, and stay out while you can. I moved here several years back under a different management company (which I've seen several here, so clearly having issues), but this one is by far the worst. Maintence is a normal thing, I get that. Mixed schedules I get. What I don't get is why we had to follow up with them TO THE POINT THAT THE MANAGER KNOWS US, and it still doesn't get done. Our locks were taken off one of our back doors that leads to an open patio, and was not replaced right then. Instead, when it was found and reported immediately IT TOOK 5 DAYS FOR MAINTENANCE TO FIX IT. My roommate and I are single women. There have been safety issues in the neighborhoods, my nextdoor app likes to remind me of how open it is. 5 days for an ONSITE maintence team who works 6 days of the week to come in and put on the lock, that was about a 5 mins repair - and yes, if I knew how to fix it I would've done it myself because we've learned we had to do this. Listed below is regular maintenance we have seen IN 6 MONTHS, and how long it took to be fixed Dishwasher: 2 weeks for first repair, 2.5 months from first report. On the first visit, when the team ran the dishwasher for a few mins, he looked at me and said "what leak?" For the dishwasher to immediately start leaking. After those repairs reported it again, and had to replace Garbage disposal: 2 weeks for first repair, days in between for full repair. Most of it was scheduling, able to clear, however, has been report multiple times. Dryer: 2 weeks for first, 3 weeks total from first report. Not drying, took a look and took some lent out, left the lint in the yard where the dogs got to it. Dryer stoped drying completely, had to come back. Fireplace/Rodents: 2 month fireplace, 2 weeks for 1 rodent. There are fireplaces in units and ours had an opening in the back. Didn't realize, but had a rodent nest in the fireplace. Put down glue traps, did nothing about the fireplace at first. They are not the ones to catch the mouse, my roommate and I are the ones who baited, lured and ultimately caught it. However, yes we called maintence to get it. Back Door: 2 weeks for first, 5 months total from first repair. Sliding glass door comes off the hinges constantly. This has been reported once a month for 6 months, and there is a history of reporting this item during other maintenance calls. During the last one, finally they replaced the wheel at the bottom, but did not replace the locking mechanism. LOCKS: 5 DAYS. This is the final straw. Now backstory on why I don't need people knowing where I live, I have a dangerous ex. We have cameras around our apartment inside and outside. Our locks we reported that were not locking, and in fact, was not put back from the last repair. Fun story, my roommate was not there that weekend, and I had so many panic attacks I couldn't stay in my own apartment. I need to mention it again, maintence lives onsite, and the office is open 6 days a week. This was reported first thing on a Friday. Why were our locks not a priority? I can guarantee, they won't be for you either because I reported them to their umbrella company, and they reported none of them view the locks as an emergency. It's really sad about this place because I used to really love it. There are dog parks, a pool, and onsite Amazon box. However, the dog parks are not kept up, it's dug up, never has poo bags but the trash is always full, and the grounds are broken up most times. The pool has no evening hours, a BBQ pit that never has propane, we always have to do something janky, and a single trash can, and it's in a corner on a hidden path. The Amazon box is broken at least once a quarter, and yes when it's broken they just leave your packages, and yes I've still gotten things stolen. The community itself has no trash cans around the complex, so make sure to hold on to any trash, and the valet you get is cancelled half the time or the trash compactor is broken. I'm telling you, on paper it seems nice and was, but this company is not it. Buyer beware.
