It’s unfortunate that I have to leave a review like this because I’ve lived at Varsity since 2020 and have generally enjoyed living here until the last couple of years. I do want to give credit where it’s due. The maintenance team has always been fast and reliable, and Larry at the front desk has consistently been friendly, professional, and helpful. The apartments are decent, with spacious bathrooms and closets, but the common areas are small. The hallways also often smell because of trash left out for pickup, and it’s common to see roaches and debris there. My biggest issue is with management. I signed my lease with a $500 gift card incentive that I was supposed to receive in August 2025. Since then, I’ve followed up with multiple leasing agents, emailed the property manager, contacted both the previous and current ownership, and still have not received the incentive or a meaningful response. At this point, I expect Varsity to honor its agreement by providing the promised $500 gift card or issuing a $500 credit to my account. I’m hoping this review finally gets management’s attention because my repeated attempts to resolve this privately have gone unanswered. If you're considering living here, read your lease carefully and keep documentation of any incentives you're promised. Update as of 7/25: I genuinely hope their response to this isn’t trying to make it seem like they were communicating with me prior to it escalating to this level. They are just now working on this and I have been asking about this gift card since September 2025. Also no resolution has been found and the end of this lease term is Friday.

BEWARE……. I highly advise against signing anything and living here. Move in was a disaster. Being charged extra fees at move out that make no sense.There are so many better options out there. Look around. Better off living in your car.

Be careful signing at Varsity. It’s dirty, outdated, and apparently they do not follow through on their end of lease agreements. Parking is a mess if you’re a guest and if you live there some people pay $75 dollars just to park in a garage that’s not even close to Most apartments. For the price, you can find better, cleaner, nicer options with more friendly and professional owners.

Property management at varsity house cannot be trusted. Rent is increasing to live in a dump that is barely cleaned. If you have a problem expect to never receive an answer. Parking is terrible, bugs are everywhere, and renovations apparently only apply to the leasing office and not the gym either ten year old equipment or $10 treadmills from TEMU. People are also being scammed out of incentives. Oh and some of these five star reviews are from the ladies who worked the front desk who by the way were not friendly at all. Beware before you sign.
