This property offers a convenient location close to the University of Florida campus and Butler Plaza, with some residents enjoying spacious units and updated amenities like pools and gyms. However, many students report persistent issues with maintenance, particularly concerning air conditioning, and a general lack of responsiveness from management regarding repairs, pest control, and communication. While some individual staff members receive praise for their helpfulness, overall consistency in service and the condition of some units appear to be common concerns.

â ââââ Imagine being locked out of your own apartment for hours, calling the emergency maintenance number repeatedly, and eventually having your calls ignored. That's exactly what happened to me.This property advertises emergency assistance, but when I actually needed it, no one showed up and no one communicated with me. Being unable to access my home while staff refuse to answer calls is beyond unprofessional. The lack of organization and communication here is astounding. Between maintenance issues and lease renewal delays, it feels like residents are an afterthought. This experience has completely destroyed any confidence I had in this property.Save yourself the frustration and look elsewhere. To make matters worse, as of 10:47 PM on July 31, after hours of waiting, I finally received a callback from the call center only to be blamed for a problem I did not cause. Chantelle tried to tell me this was my fault, even though the keypad on my door is clearly malfunctioning. The screen is not damaged, but it is completely unresponsive. The screen will not light up properly, the buttons cannot be pressed, and even the app will not unlock the door.I did not simply "lock myself out." The entry system is not functioning correctly. Yet instead of focusing on resolving the issue, I was told that I might be responsible for a lockout fee because residents are supposedly responsible for lockouts. That is completely unreasonable when the lock itself appears to be defective. What is most unacceptable is that I am still locked out of my apartment. After hours of waiting, multiple calls, and being left outside with my belongings, the issue remains unresolved. Being stranded outside your own home is frustrating enough, but being ignored, blamed for a malfunctioning access system, and still not being provided a solution demonstrates a complete lack of accountability, professionalism, and concern for residents.

I rarely leave reviews, but it has been six months since I moved out of Mirabella, and I still thank god every day that Iâm no longer living there. I lived here for two years, and it was one issue after another. Our A/C broke down more than five times, and despite countless maintenance requests, it was never truly repaired. They would apply temporary fixes, only for it to fail again and again. In the end, the issue was never resolved before we moved out. On multiple occasions during the summer, our apartment reached temperatures above 90 degrees, making it completely unlivable, especially due to existing health concerns. It got to the point where I literally had to obtain a note from my physician documenting the health risks associated with repeatedly living in those conditions. Did this give them any urgency? No. None whatsoever. Getting ahold of anyone in the office was nearly impossible. It would often take days to get a response because no one was ever in the office and calls routinely went unanswered. Atrium Managementâs phone line appears to be handled by a third party that was completely unhelpful and unable to provide any meaningful assistance. Maintenance requests frequently took weeks to be addressed. When maintenance did show up, there was often little communication. The maintenance worker would come into the apartment whenever he pleased, leave without explaining what was done, and the issue would remain unresolvedâleading to the same problems recurring over and over again. It became an exhausting cycle of submitting requests, waiting endlessly, receiving temporary fixes or no fixes at all, and then starting the process all over again. The most frustrating part was the complete lack of urgency or concern. No resident should have to repeatedly live without air conditioning in Florida summers while management treats it as a minor inconvenience. I have no idea how this place is able to stay open reasonably. And from the other reviews, I think we are some of the lucky ones as multiple people have noted rats. Avoid this place at all costs. Edit: I noticed the property management response asking us to contact them directly so they could âlearn more about our experience.â I genuinely laughed. We spent nearly two years trying to get responses and resolutions while we were residents and were repeatedly met with inaccessibility and indifference. The time to care was when we were paying rent and begging for helpânot after weâve moved out and left a public review. I have no interest in âworking toward a solutionâ now. My only interest is making sure prospective residents know exactly what kind of management they can expect.
