We rented at Sunrise Harbor, managed by ZRS Management, and our early lease termination experience was unacceptable. We provided proper notice, paid rent through our agreed final occupancy date, and the unit was re-leased immediately. Despite this, we were later assessed additional charges totaling ~$2,500 - a complete phantom rent charge covering the standard turnover period in between tenants. The balance was then escalated to collections. For months, I repeatedly requested a written, itemized breakdown showing how this amount represented actual financial loss caused by our early move out. No meaningful accounting or even a reason at all was ever provided. There was no documentation tying the charge to specific damages or unique costs attributable to us. What occurred appears to have been a standard apartment turnover between tenants - something that happens regardless of lease timing. Yet instead of providing transparency or exercising reasonable discretion, management defaulted to rigid policy language and ultimately sent the account to collections. We paid the collections balance to protect our credit, not because the charge was justified. We were told there was “no discretion” due to policy and Fair Housing compliance. That explanation is difficult to take seriously given that large property management companies, including ZRS, routinely make adjustments for residents in other situations. In this case, there was simply no willingness to review or explain. The issue is not just the money (which was a huge fee for our family). It is the lack of accountability, lack of transparency, and automatic escalation to collections without providing clear justification. We acted in good faith throughout our tenancy and were extremely patient with neighbors frequently smoking marijuana which was pretty unpleasant especially with a newborn baby. We were really disappointed with the lack of flexibility and even basic decency to communicate about the nature of the specific charges - the way this was handled speaks for itself

Not impressed with the leasing office. They were uneducated about the property and didn’t seem interested in answering questions.
