This community offers a great location, close to restaurants, grocery stores, and nightlife, with a welcoming atmosphere and appealing amenities like a beautiful pool and co-working spaces. However, prospective residents should be aware of recurring issues, including frequent fire alarms, unreliable elevators, and occasional problems with package handling and security. While the maintenance and concierge staff are often praised for their helpfulness, some residents have reported ongoing concerns with cleanliness, noise from early morning landscaping, and the overall responsiveness of management to these persistent issues.

I had a wonderful experience living at Solmar on Sixth for the past three years. The property has been a great place to call home, and the staff always made me feel welcome and valued. I especially want to recognize Ivory and Chantal for their outstanding service. They have always been professional, kind, responsive, and genuinely caring. Whenever I had a question or needed assistance, they went above and beyond to help, making every interaction smooth and stress-free. Their dedication and positive attitude truly made a difference throughout my time here. Thank you, Ivory and Chantal, for all your hard work and for making my experience at Solmar on Sixth such a positive one. I highly recommend this community to anyone looking for a place with excellent management and exceptional customer service.

Avoid at all costs — A complete breakdown in management and quality of life. I previously left a positive review for this building a few months ago, but that is no longer reflective of the reality here. For over two weeks, all five elevators have been non-functional. Living on the 7th floor, this is not just an inconvenience—it is a daily nightmare. I am forced to carry my pets and heavy groceries up and down seven flights of stairs every single day. To make matters worse, Greystar’s communication is deceptive. We are constantly receiving conflicting updates regarding TKE elevator service, with appointments being scheduled, cancelled, and then rescheduled. It feels like this is just a tactic by Greystar to make it look like they are "working" on the issue, while absolutely zero progress is made. Beyond the elevator failures, the building is poorly maintained. Trash is frequently left sitting in the hallways, and common areas are obstructed by items like abandoned furniture from movers, leaving the corridors looking neglected and hazardous. Greystar has shown zero accountability and refuses to offer any rent abatement despite the fact that they are failing to provide basic, essential services. Save yourself the headache -it may look good on paper at $2300 but the fees will make it $3000 and you’ll get no essential services and trashy hallways always I promise. It’s been the worst with that so nasty the smell people do not care. GET THE ELEVATOR WORKING AT LEAST 1 PLEASE 🙏 Update 7/28/26 As a follow-up to my previous review, there has been some progress: two of the three elevators are finally back in working order. While it is a relief to have partial functionality restored, Solmar management’s overall handling of this situation remains deeply disappointing. Despite the significant inconvenience and disruption residents faced throughout the month, there has been zero communication or discussion regarding rent credits or compensation. Restoring basic, required amenities to a functional state is the bare minimum expectation for a residential building. A management team that truly values its community would proactively address the disruption with appropriate credits. Until leadership steps up, takes accountability, and makes this right for the residents who were impacted, my overall rating remains unchanged.

I want to share our personal experience living in this apartment community. If we could go back in time, we would definitely choose a different place. There are many better apartment communities in this area for the same price. We had only been living here for one week when maintenance had to cut open and repair our ceiling because of a sewage leak from the apartment above us. It was a terrible way to start living in our new home. When we moved in, we didn’t inspect everything as carefully as we should have. The apartments look beautiful in the photos on the website, but the reality is very different. I’ll attach photos and videos so you can see for yourself. Another major issue is the cabinetry. All of the cabinets and drawers are painted not only on the outside but also on the inside. The paint transfers onto your belongings, so our towels, kitchen items, and other personal things were left with paint marks after being stored in the drawers. The washer and dryer have also damaged our clothes multiple times. I’ve never experienced anything like this before. Every single morning, including weekends, the landscaping crew uses loud leaf blowers around the buildings. If you value peace and quiet in the morning, this can be very frustrating. We also constantly dealt with bugs in our kitchen. We moved here from another country and purchased absolutely everything brand new, including our furniture and household items, so we know we didn’t bring the problem with us. In addition, we regularly saw large cockroaches around the property. Another thing to be aware of is the bathtubs. They appear to have been repainted rather than properly refinished, and the paint starts bubbling and peeling. I highly recommend taking detailed photos and videos of the bathtub before moving in so you don’t risk being charged for damage when you move out. The parking lot is completely open, so anyone can enter the property. Because we didn’t feel comfortable leaving our expensive work tools in our vehicle, we had to rent a garage separately just to keep them safe. I also noticed that the leasing office encourages residents to leave positive reviews, which may explain why there are so many reviews praising the office staff. This is simply our personal experience. Before signing a lease, I strongly recommend inspecting the apartment very carefully, taking photos and videos of everything, and comparing this community with other options in the area. I hope our photos, videos, and honest experience help someone make a better decision.

I have lived in this building long enough to say that, despite its great location, the overall management and maintenance have been extremely disappointing. The elevators are constantly out of service. Most recently, all of them were inoperable for over a week, with no clear timeline for repairs, no real explanation, and no meaningful communication with residents. We simply receive repeated emails saying they apologize, while the problem continues. Package handling is another major issue. Deliveries frequently go missing, creating unnecessary stress and inconvenience for residents. The hallways are also regularly filled with trash, even though residents are required to pay a mandatory valet trash fee. There is no option to decline this service you pay for it regardless yet the service is inconsistent and the common areas are often left looking neglected. While the property managers are always polite and friendly, being courteous is not enough. The building needs professionals who are empowered to solve problems instead of simply apologizing for them. For the amount of rent charged, residents deserve a safe, clean, and properly maintained building. Unfortunately, this property has repeatedly failed to meet those basic expectations. I cannot recommend living here until management demonstrates a real commitment to improving the quality of service and the building’s overall functionality.
