Ridge Apartments

I rarely leave reviews, but I feel prospective residents should know what we've experienced at Ridge Apartments. My son has lived at Ridge Apartments since September 2025, and unfortunately, it has been one problem after another. His first apartment, O-07, was a downstairs unit that flooded every time it rained. Water would come in underneath the front door whenever there was a heavy rain. Because of this ongoing issue, he transferred to an upstairs apartment in April, hoping things would improve. Instead, the problems continued. The air conditioning has failed three separate times since moving into the new apartment—May 7, May 28, and now again beginning July 27. On the first two occasions, Cory from maintenance was able to repair it. Cory has always been wonderful whenever he is available, and the office staff has always been kind. Unfortunately, there appears to be a high turnover rate in the office, and Cory is responsible for multiple properties, so residents are often told he isn't available because he is working elsewhere. This most recent outage is unacceptable. A work order was submitted on Monday, July 27, and as of Friday, July 31, the air conditioning still has not been repaired or replaced. This is Florida in the middle of summer. The apartment has become unbearably hot, and because there is no air circulation, the floors have become damp from the humidity. My 18-year-old son and roommates have spent this week sleeping in their cars just to escape the heat and eating meals outside the apartment because they cannot risk heating it up more. He and his roommates all work full-time and should be able to come home after work to a safe, comfortable place to eat, sleep, and relax—not feel like they're camping. To make matters even worse, the property shut off the water today for the second time this month. The first shut off was July 15, and then again today. So now they have no air conditioning and no running water. I consider those to be uninhabitable living conditions. They are now trying to find a hotel to stay in but since they are all young adults, under the age of 21, it is difficult to find one that is affordable and allows them to check in without someone over the age of 21. They all moved from Texas for college so none of them have family that could check in for them. I understand that repairs sometimes take time, but going nearly a week without air conditioning during a Florida summer is unacceptable. Having no water on top of that is inexcusable. These residents are paying their rent and utilities on time, fulfilling their responsibilities as tenants, and deserve basic living conditions in return. The office staff has always been pleasant, and Cory has done everything he can when he is available. My frustration is not with them personally—it is with the apparent lack of resources and urgency given to essential repairs. No resident should have to live like this. I honestly cannot wait until my son's lease ends in April. I hope management takes these issues seriously and starts making resident safety and habitability a priority.

DO NOT MOVE HERE IF YOU PAY FULL RENT. It’s great if you’re on Section 8. If you miss a day of rent; you’ll be charged a hefty late fee. I submitted my 60-day notice to move out a day late, and they refused to return my security deposit. THIS IS A FLOOD ZONE. If you move in anywhere on the bottom floor around the O building area, it WILL FLOOD. This entire complex has been a joke. I’ll post photos from Hurricane Milton.
