This community offers a peaceful, well-maintained environment with a strong sense of neighborhood, often praised for its convenient location near campus and shopping. Many residents highlight the spacious units with screened patios and walk-in closets, along with a friendly and responsive staff. However, prospective renters should be aware that the advertised rent may not reflect the total monthly cost, as some utilities and services are billed separately, and older HVAC systems can sometimes lead to higher electricity bills.

If you're considering Pierpoint Apartments, don't make your decision based solely on the advertised monthly rent. Ask for a complete breakdown of **every required monthly charge** before signing a lease. Pierpoint Apartments was originally built in **1985** as an apartment community. During the mid-2000s real estate boom, the property was converted into condominium units and later returned to apartment rentals following the housing market downturn. Although the property now operates as apartments again, many of the monthly utility and service charges continue to be billed separately in a manner more commonly associated with condominium ownership than with a traditional apartment community. **During my tenancy, my monthly housing costs included much more than the advertised rent. In addition to rent, I was billed separately for:** **Required Monthly Utility & Service Charges** * Internet/Cable: **$80.00** * Sewer: **$39.00** * Trash Utility Fee: **$28.00** * Water: **$20.00** (runing toilets and sinks increase costs) * Valet Trash: **$20.00** * Required Liability Insurance: **$15.00** **Separate FPL Electric Service** * **$150–$200+ per month if you're lucky**, depending on the season and the efficiency of the HVAC system. In my experience, many of the aging A/C units struggle to cool efficiently, resulting in consistently high electric bills. Before paying my electric bill, my recurring monthly charges beyond rent totaled **$202.00 every month**. After adding FPL electric, my actual monthly housing costs were often **$350 to $400+ above the advertised rent.** I'm not suggesting that separate utility billing is uncommon. My point is that prospective renters deserve to know their **actual monthly housing cost**, not just the advertised rent. **Before signing a lease, ask these questions:** ✔️ What is the total monthly payment after every required fee is added? ✔️ Which utility and service charges are mandatory? ✔️ Can you provide a written estimate of the average monthly cost, including all required charges? **The advertised rent is only the starting point. The actual monthly cost of living here can be hundreds of dollars more than the advertised rent.**

I don’t write reviews lightly, but this experience deserves to be documented so others don’t walk into the same situation I did. After months of unresolved issues, ignored communication, and unacceptable living conditions, I was finally able to get out of my lease and I’ve since purchased a home so I never have to deal with anything like this again. To be clear, the problems were not occasional; they were constant. Maintenance requests sat untouched for days, sometimes weeks. A service request submitted on 4/3/26 went completely unanswered, and when I followed up, it had been arbitrarily marked “on hold” with zero explanation. Calling the office leads nowhere, just an automated system with no access to an actual person. Attempts to contact the office were routinely ignored. I showed up in person on 1/30/26 after repeated failed calls, only to find a note saying staff would return at 11:00 AM. At 12:08 PM, the office was still closed. This level of disregard is standard. Over a span of 2024–2026, I made over 20 documented attempts to reach staff and received essentially no response. Even when corporate representatives acknowledged my concerns and promised follow-up, nothing happened. Voicemails contradicted email records, and internal communication among staff appears nonexistent. Meanwhile, residents are left dealing with the consequences. The condition of the apartment itself was unacceptable from day one. I was moved from an initial unit that was completely uninhabitable into a second unit that was barely better—damaged cabinets, broken doors, nonfunctional fixtures, clogged drains, unsanitary bathrooms, and debris left behind appliances. I have extensive photo documentation to support all of this. Serious issues were handled with alarming negligence. A shattered ground-floor window in my unit was left wide open for an entire day in extreme heat, with glass scattered inside and my belongings exposed. No urgency, no accountability. A roach infestation persisted for five weeks due to neighboring units not being properly cleaned, forcing me to miss work just to ensure treatment was completed. Residents are also charged for services that are not consistently provided. Mandatory trash valet frequently fails to show up, leaving garbage piling up for days; even for residents who physically cannot manage it themselves. Additional charges for shared utilities lack transparency and justification. To put it plainly: this property presents itself well through a staged model unit, but what you actually receive is entirely different. The gap between appearance and reality is significant. I would strongly caution anyone considering living here to think twice. The lack of communication, poor maintenance response, and overall disregard for residents make this an experience I would not wish on anyone. Leaving was the best decision I could have made.
