I moved into Vista Verde at Coconut Creek in Fort Lauderdale, Florida, around the end of February/beginning of March 2025. At the time, I had no intention of moving out early. In fact, I genuinely loved the apartment and the neighborhood. Unfortunately, I was offered a government position in another city, which required me to relocate. As soon as I knew I would be moving, I went to the leasing office and provided notice. Because of the circumstances surrounding the federal government position and the shutdown, the process took longer than anticipated. Throughout that time, I kept the leasing office informed about what was happening. I was told by management that if I needed to break my lease early, I would simply be responsible for whatever balance was owed. I had also paid an additional two months upfront when I moved in because of my credit, which I agreed to. Based on that understanding, I anticipated that when I moved out in December 2025, I would have a reasonable remaining balance, primarily for December and possibly January. Unfortunately, that was not what happened. Several weeks after I moved out, in January 2026, I was contacted regarding a balance approaching $10,000, with charges and allegations that the apartment had been significantly damaged. I was extremely surprised because I had thoroughly cleaned the apartment before leaving and had taken videos and photographs documenting its condition. The pictures and videos showed that the apartment was clean and that there were no holes in the walls or the extensive damage being alleged. I immediately emailed management and provided the photographs and videos. I specifically asked the manager to review the documentation and get back to me. She acknowledged receipt of my email and the documentation. I was also previously told that if I left the property owing a balance, management would work with me to establish a payment plan. That never happened. Instead, on August 7, 2026—months after I moved out—I received a letter from a collection agency regarding an outstanding balance of more than $5,000. At this point, my concern is not simply the amount being claimed. My biggest concern is the lack of communication and follow-through. I provided documentation supporting my position, management acknowledged receiving it, and I was told that I would be contacted regarding the matter and potentially placed on a payment arrangement. That communication never occurred. I instead learned that the account had been sent to collections. This experience has been extremely frustrating and disappointing. I understand that landlords and property management companies have a responsibility to collect legitimate balances owed. However, residents also deserve clear communication, transparency, and an opportunity to address disputed charges before an account is sent to collections. I also found the property’s approach to late payments stressful. In my experience, being only a few days late could result in access to the resident portal being restricted and the eviction process being initiated. Given the current economy and the financial challenges many people are facing, I believe residents deserve a property management company that communicates with them and works with them when circumstances arise. I genuinely liked my apartment and the surrounding neighborhood, which makes this experience even more disappointing. Unfortunately, based on how my move-out and billing situation was handled, I cannot recommend Vista Verde at Coconut Creek. My advice to anyone considering moving there: read your lease carefully, understand exactly how move-out charges and early termination are handled, document the condition of your apartment extensively with photographs and videos, and keep all communication with management in writing. I strongly encourage prospective residents to research other housing options before making a decision. No one should have to experience this level of stress and uncertainty when trying to resolve a move-out balance.
