Villa Laguna at SoLé Mia

We moved here from California in September 2024 and have now lived at Villa Laguna for 15 months. We leased the apartment online without seeing it in person, and upon arrival we were pleasantly surprised — the community looked great and the unit met our expectations. Pros: • The community area and lagoon are truly beautiful and make the property feel cozy and unique. • The location is convenient — close to the beach, stores, and daily essentials. • The concierge staff is generally friendly and helpful with packages. • There are frequent community events and resident gatherings, which is a nice touch. • The pool and grounds are usually clean and well-maintained. • Maintenance service is fast — we’ve always had repairs handled the same day. • Elevators work relatively quickly (not always the case in many buildings). Cons: • Construction nearby didn’t cause much noise, but there was constant dust coming into the apartment, so we always had dust inside no matter how often we cleaned. • The entrance gate breaks far too often, and it’s surprising that it hasn’t been upgraded considering how frequently residents struggle with it. • Some residents bring their pets to the pool and even let them swim — this is more of a resident behavior issue, but it affects the experience. • The biggest downside for us has been the lease renewal process. It has been extremely slow, inconsistent, and unprofessional. Communication often feels like no one is interested in helping existing residents renew their lease. There is a strong feeling that management prioritizes signing new tenants over supporting current ones. Many times we received no response unless we followed up repeatedly, and managers tend to go “out of office” in the middle of unresolved matters, leaving residents stuck. • Cars drive too fast around the community, and pedestrian signs don’t seem to help. It would be great to see speed bumps installed one day for the safety of kids, pets, and residents walking to the lagoon. • Another notable downside is the non-refundable Guarantor fee required both at move-in and again at renewal. This becomes very costly and feels unreasonable for long-term residents. Overall, we’ve enjoyed living here and appreciate many aspects of the community, but the renewal experience and certain management and policy issues have been disappointing. We haven’t gone through the move-out process yet, so we’ll keep this part updated.

If you’re looking for a place to rest peacefully, this is not the right spot. The landscaping crew starts working almost every day at 7:30am, making it impossible to enjoy any quiet mornings. I’ve kindly asked management to consider a later start time, but they refuse to show any empathy toward tenants, prioritizing the garden over residents’ comfort. I’m literally counting the days until I can move out.

Oh no so sad I really want to move it here but after read so many bad reviews immediately considering another place to rent :(
