New River Cove Apartments

I lived at New River Cove for several years, and its truly a great place to call home. The management team does an excellent job keeping the community running smoothly and always shows genuine care for the residents. They are professional, approachable, and responsive, which makes a big difference in everyday living. The maintenance staff is outstanding; quick to respond, knowledgeable, and consistently reliable. Any maintenance requests are handled promptly and with care, and the work is always done right. The leasing office staff is equally helpful and welcoming, making communication easy and stress-free whenever questions or needs come up. What really sets New River Cove apart is the sense of community. The property is well-maintained, clean, and peaceful, and the neighbors are friendly and respectful. It truly feels like a place where people enjoy living, not just another apartment complex. After several years here, I can confidently say the quality and consistency of the staff and community have remained excellent. I highly recommend New River Cove to anyone looking for a well-managed community that genuinely feels like home.

When we moved in 3 years ago this place was amazing. Maintenance helped, they were on top of everything. It has gone downhill and we are looking forward to leaving. Fireworks in the parking lot damaged my car, office did nothing. 4 Maintenance requests canceled this year haven't had a functioning dishwasher for over a month. No help from office. Maintenance finally came today and told me not to stack so many requests. We have been asking for months only to be canceled so we had to. These things are Maintenance that would absolutely have to be done when we move out. Loud neighbors, they dont do noise checks anymore. For 3k its not worth it.

This is a poorly managed property. I signed my lease end of July 2025. Thus far I spoke with 10 people from the community who were moving out and we all have the same complaints. Closed maintenance requests. We submitted our requests, they close them and when we go to the front office, they tell us to submit another. I’ve done 8 and my husband submitted 5 and all have been closed with no work done. Before I move in I asked if the place flood and they said no. Well guess what? It rained in August and water was up to my ankles to get to my car. Everyone patio floods on my building. Poorly leveled floor causes the water to not run off even from the third floor. May I also mention that the intersection by the entrance there has been an accident everyday since I lived here so insurance will go up living here. Doggy waste doesn’t get emptied on a regular. It stinks and always overflowing. Can’t go to the gym before work because it opens late and closes early. Only thing I like about here is the location. It’s secluded and someone has to be intentional about entering the community. One resident had leaking roof so bad that her roommates left her there for 6 months she tried to get maintenance to fix but she stayed because she could not afford to break her lease. I can’t afford to break my lease either they move me in an apartment the rugs are so old and clammy, it hold a musty smell that causes me to sneeze uncontrollably. they refuse to change it out. They can’t keep people here because they don’t make us feel at home.

I came here today for a tour and the place was clean and well kept. There are so many great amenities for tenants to enjoy. At first, I had some trouble with my self-guided tour, but Ben in the leasing office was wonderful and very helpful. He stayed on the phone with me even after the office closed just to make sure I was taken care of. I’d definitely give his customer service an A+! The apartment itself was very clean and spacious, with updated appliances and a huge balcony. So far, this is one of the best places I’ve toured. I’ll definitely be applying here!

Here is an honest review after living there for 3 years. I’ll start with the good things. • maintenance is amazing, every time we had an issue it was either immediately fixed or it was scheduled for when it worked for us. Our apartment was renovated, so we did not had much trouble. • Ben from the office is great • people are generally nice over here, plenty of families. We had good neighbors for the majority of our lease, so we were good. •Tennis court is good, sometimes there will be kids playing there, but once the parents see you coming with your gear they will take the kids somewhere else. • nice to have walks in the evening. • no one will come here unless they are actively looking for it, so even if its in the middle of the highway, its still very isolated. • The gym is great. Now for the things to beware of. • it can flood. There was a huge flood when we were living there. No one goes in and no one goes out if this place floods. It happened once only, two years ago in the flood that affected MIA and FLL. but when it rains it does flood a bit. • its great that you have nature surrounding the place. We didn’t really care, but if you don’t like bugs just know you’ll see plenty of those in your house. • if you like take out, bare yourself, because your uber driver will miss the exit several times before the find the entrance. Unless they are smart and driving slow 😅 • they will raise the price of your rent like crazy, there is no such thing as loyalty. They will rent your apartment to someone new for much less than what they want to charge you. • if you live towards the end of the community and you reach home late there are times in which you will have to walk very far because there will be no parking • if you get loud neighbors or neighbors with a dog, bless your soul. Our last month there we had new neighbors upstairs with a dog and it was horrible. • there is highway noise and plane noise. The planes you will only hear during the day, but if you live close to the highway you will hear absolutely everything. In summary: We really liked living there overall. People were nice, it was a hidden place in the middle of caos. Just know they don’t care if you are a good tenant or not, In the end they are a company who wants to make money. This is a great place for families. If you are alone you can get a much better place for the price they’ll be giving you on your second year there.
