This building boasts a beautiful and modern design, featuring excellent amenities like a pool, gym, and social club, all in a fantastic, walkable location near downtown cafes and restaurants. However, several residents have expressed concerns about management's responsiveness and transparency, particularly regarding unexpected fees, changing amenity access rules, and a challenging guest parking situation. Noise from the lively neighborhood and occasional building issues like fire alarms and elevator problems have also been noted.

This building has the worst reviews in the entire area. That’s not a coincidence. This management company is extremely difficult to deal with. I recommend staying away from this place. Read the reviews they’re all genuine. A terrible experience. There are plenty of newer apartment buildings nearby that don’t have these kinds of problems.

Beware before moving here. For the amount residents pay, the experience at Hollywood Heights has become disappointing. The biggest issue is parking. The guest parking situation is extremely frustrating and expensive. Having a significant other, family, or friends visit regularly becomes a constant added cost. The two free hours sound convenient, but the system is not very user-friendly and doesn’t solve the bigger problem. I pay over $3,200/month and recently tried finding a reasonable solution for my girlfriend, who is here often and will eventually be moving in. I was willing to pay the building for an additional parking option, but instead I was told I could submit an email request with no certainty of approval, or register through the City of Hollywood. That means paying extra for street parking, which is not ideal when someone has a nice vehicle and needs a safe, reliable place to park daily. I don’t think residents should have to constantly pay every time their partner visits, and I don’t think “send an email and wait” is a real solution when the issue impacts daily life. A luxury building should be proactive in helping residents find reasonable solutions. Beyond parking, the pool was closed for months, which is frustrating considering amenities are a big part of what residents pay for. I also had a serious lockout situation where my key/fob stopped working after hours and my phone was dead. With no immediate support available, I had to walk around trying to find a way to get help and charge my phone. During that situation, I ended up getting jumped and robbed. While I understand things happen, there should be a better after-hours solution for residents who lose access. I want to be clear that Jillian has always been great and genuinely seemed to care about helping residents. My frustration is not with her. The concern is that since management has changed, the approach feels much less solution-oriented and more dismissive when residents bring up real problems. For the price point, residents should feel supported, heard, and safe. Unfortunately, lately it feels like every issue becomes another obstacle instead of something the building wants to help solve.

I had a terrible experience with this property. They essentially stole $525, using the contract to cover themselves. I don't know—maybe the office staff aren't getting paid, so they’re forced to steal. On June 21, I submitted an online application for apartment 661 and paid $525. Of that amount, $125 was for the background/document check, and $400 was to reserve the apartment (it was due to become available on June 28). On June 22, I received an email asking me to verify my income. I followed the link and entered my details, but was rejected. The next day, I received another link and entered details from a different bank, but that wasn't verified either. Realizing my documents weren't accepted, I started looking for other apartments. I also waited for the $400 refund, since the $125 fee is non-refundable (as it covers the document check)—a check that never actually took place. On top of that, they give you only 48 hours to submit documents, yet the link they send doesn't actually allow you to upload them. It turns out they are simply deceiving people and stealing their money. I corresponded with them and asked for a refund, but was refused. On July 2, I went to the office in person and was treated very rudely; they told me I was a fool and should have known what I was signing. In reality, that is true, but stealing money so blatantly is just sheer audacity. I am requesting a refund of the $400.
