Recipe for disaster. The HOA and property management simply couldn’t care less about home owners and renters alike. It is impossible to work from home or get a good nights sleep in this community. The amount of excessive noise from any unit around you, in violation of the rules that everyone agreed to, is never enforced. You can make as much noise as you want at 3 am, play music with a subwoofer all day long while you work from home, and even urinate under your neighbor’s window without any consequences. Management has stopped responding to my emails and doesn’t answer my calls, the phone number for the night time security is disconnected. What’s the point? Half the owners are snowbirds who don’t care if you can’t sleep at night because they’re hundreds of miles away relaxing in peace and quiet. The insulation is nonexistent. Some noise is expected, but persistent noise violations are completely ignored by Katherine and those we pay to enforce the rules with our $900 a month HOA. Find better.

The buildings are well made and well maintained . Beautiful grounds close to the beach (1 mile)Atlantic Avenue and I95 , walk to Whole food and Target . Great for investors and renters .

Hands down, the WORST place I have ever lived!!! I have rented inexpensive apartments in my college years that were heads and tails above this horrible community. The noise is off the charts horrendous. No insulation between floors, so in addition to hearing EVERYTHING the person above me is doing and saying, the noise from outside (as well as the noise from the tennis courts) is deafening. To make it worse, there are speed bumps everywhere, which is really hard on your car, its a very congested area, and it’s expensive beyond belief. I am moving out in a few weeks and am counting the days.

I really hated living here. If you are young or value your peace and quiet, I strongly recommend that you do not live in this place. Every morning at 7:00 a.m. there is a lot of noise from gardening and maintenance work. This happens almost every day, making it impossible to sleep or rest, especially on your days off. It becomes very exhausting over time. I would also advise people to be careful with the owners here. In my experience, they can be abusive and not always honest in the way they handle things. Overall, I would not recommend this place.
