I recently moved into an apartment here and what can I say... its been nothing short of an amazing experience. From the application process to the move-in steps, everything was handled expertly and with a nice human touch. Needless to say Althea and Orchid are top class at making things feel seamless and hospitable. We appreciate them greatly during this transition. As for the environment it is beautiful and modern, our neighbors were friendly and helpful from day one. This was all before Harbor cove was bought by Cortland!! Since they took over it has been nothing but a nightmare. This is the corporate situation people are advised to stay away from. The office staff play nice but they sabotage in ways that were unacceptable. They started renovations almost two years right outside our building. They forced us to move into another unit which kept being delayed to move in . On account of renovation they raised rent and eventually forced us into a 3rd floor unit which we never wanted. They took pictures of my balcony in the daytime as another neighbor pointed out downstairs. Trying to see what was there, invasion of privacy. They paint over their shower stalls and tubs and that’s ok but when you move out they charge a resurfacing fee of $720 and I am currently pursuing getting back my money which they withdrew from our down payment. Once Joe the manager texted saying my son hit a lady and her baby. I immediately called about it shocked only to find out it was someone else’s car that a lady complained ALMOST hit her in parking lot. If I ever reported the times that happened to me it would be every week. They seem to be prejudiced against non Latinos. DO NOT MOVE HERE.

I live in Building 5, and the condition of this community is unacceptable. The building has three floors, and the stairwells are consistently filthy. As far as I can tell, the stairs have never been properly cleaned. It’s embarrassing to live in a place that is so poorly maintained. I take pride in where I live, and it’s disappointing to see such a lack of care for the property. I will definitely be looking for a new community when my lease ends. Based on my experience, I would not recommend this community to anyone. I’m uploading photos as proof so others can see the condition for themselves. I hope management takes this seriously and starts maintaining the property the way residents deserve.

We have lived here since September 2025 and absolutely love it. There have been very few issues, after all the apartment was completely renovated. Management is very responsive if an issue arises, quickly! Our neighbors are all very nice, a quiet community in Pembroke Pines. The staff Steve, Kiara and Joe have always greeted us with a smile. Our grandkids enjoy the clubhouse game room as well.

I’ve lived at Cortland Harbour Cove for some time, and unfortunately it just isn’t the same community it once was. The office staff have always been great and are quick to respond to messages, which I truly appreciate. However, maintenance has become a major concern.Aside from Brandon, who consistently does a good job and follows through, maintenance requests often seem to be handled on their own timeline. My biggest issue is communication. If I’m told something will be completed at 8:00 AM, I expect that commitment to be honored. If there will be a delay, simply communicate it and provide an updated timeframe.One of the best maintenance technicians here was Phil, and since he left, the overall experience has not been the same. It’s disappointing because this place used to feel like home. At this point, I’m simply waiting for my lease to end so I can move elsewhere.
