I lived in the light green town homes for 2 years and thought it was a great location with little to no issues. It's not the most modern, but the rent is cheap so that never bothered me. Maintenance was helpful, typically coming the next day after submitting a request. Some reviews are claiming to have roaches, and while an infestation is one thing, living on the ground floor in a swamp in the summer is bound to have one show up every once in a while. In July-September, I maybe saw one a couple times a month, usually dead. I will say that I can't speak highly enough of the location---being so close to midtown with all the bars and restaurants, Pascals, LibWest/UF campus, and Ben Hill Griffin made the neighborhood so convenient and homey. This location is closer to most UF classes than many dorms like Springs or Keys. Also, even though I was only 3 blocks away from the bars, it was never noisy or disruptive.

College Park has been nothing but a headache from the start. We’ve only been residents for 6 months and already want to move out. From the day we moved in, the first thing we noticed was the “landlord special” paint job everywhere. Cabinets don’t close/open properly because paint was applied over the hinges. There’s paint splatter on the ground (along with various other stains), over nails and holes, and even over the original tiles we were told we would have. The paint was already chipping when we moved in and hasn’t stopped- including the bathroom, kitchen, and windowsills due to improper preparation and priming. The bathroom is a particular concern. The original mirror was rusty and replaced which was appreciated, but the new one installed is crooked, with silicone sloppily applied around the edges. The paint in the bathroom continues to chip, making it impossible to clean without removing more paint and exposing areas where mold could grow underneath (which has already been happening). Apart from the paint, our floor grout being dirty was also an issue, a few weeks ago it was cleaned but was left half done in some areas. Since moving in, I have submitted numerous work orders, called, and sent messages to the office regarding the bathroom paint issues. We’ve been given various completion dates but have never received updates or follow-ups. Around 2/11/26, I sent another message expressing my frustration after months of being left in the dark. There was no response but a work order was assigned. When maintenance arrived, they painted the toilet paper holder (something I never mentioned, and they also left paint on the ground) and the soap holder, which was again done sloppily and even had my hair painted into it. Only three small spots on the tiles were painted (attached photos) The work order was left with “Will be back” but provided no other date or update. There has been a consistent lack of communication from the office and maintenance. I understand cosmetics are not high priority, but the lack of communication is concerning especially considering maintenance can enter at any time given a work order is open. We need updates so we are prepared to have people in our place. We’ve also had a few issues with roaches, and the past few months it’s been spiders and carpet beetles (found in our bed). Despite the fact we had pest control done a few months ago. Actually, as I’m typing this, I just discovered a silverfish crawling on the ceiling above me. Parking is another issue. We pay $95 per month per car for parking that is not guaranteed. There are no assigned or clearly marked spaces, and we've had to park several blocks away multiple times. What are we even paying for? In total we pay $1,400 per month to College Park, with no utilities included except trash. Just a few weeks into our lease, we were bombarded with calls, texts, and emails urging us to renew early to “lock in our rate” because “many people are interested”. We signed for the next year, not knowing what would be ahead of us. If the office can contact us so persistently about renewing and taking our money, where’s that same level of responsiveness when replying to complaints and concerns from your residents? I’m tired and frustrated with the condition of the apartment and the lack of communication from management. Stop pushing your resident’s concerns to the side while taking their money. Photos attached are just a few examples that reflect the consistency around the rest of the unit.

I’ve lived at College Park at Midtown for about 2.5 years now, and honestly the location alone is hard to beat. Being able to walk to campus, Midtown, and the stadium makes life so much easier, especially during football season or when you’re running late to class. Like any big student housing community, there have definitely been ups and downs over the years, but I will say things have improved a lot recently. The communication feels more organized and maintenance has been more responsive than it used to be. You can tell there’s been a shift in how things are being handled. Dan and Dylan have both been great whenever I’ve needed help — they’re approachable and actually follow up, which makes a big difference. It’s nice to feel like someone’s listening when you bring up concerns

The proximity to campus and downtown already makes this a prime spot for living in Gainesville, but it is the approachable and dependable staff that truly make me want to write this review. The options in floor plans were insane, making the knowledge and patience of the office staff that much more meaningful; shoutout to Dan and Patricia! And the maintenance staff are timely and respectful. After we made a maintenance request, Cliff came by and fixed our toilet while still being thoughtful of our space.

After living here for nearly five years I have no complaints that wouldn't apply in any sort of apartment complex (loud neighbors etc) and the office and maintenance are quick to address any issues that do come up
