This place is awful, I’ve left a review about our experience here and unfortunately is it removed for some odd reason maybe due to the influx on 1 start reviews. Elevators here never work, and are always filled with dog urine. Couple months back my car was broken into along with 3 others that same night. We were informed that the cameras aren’t functional and that they are not responsible for anything that happens in the parking garage. Packages always end up missing even tho photos are taken when delivered. If you tour here and they say this is all under previous management don’t believe that this place was great but unfortunately has became one of the worst places to live, we are counting the days we are finally able to leave.

They keep taking down 1 start reviews. Do not move here. Cars get broken into, hallways are always dirty, elevators don’t work, residents don’t pick up after their dog and let them pee ON THE CARPETS IN THE HALLWAY. Management only “manages” what they see fit, besides that they’re pretty much useless. ***They send out emails to alert residents of stolen packages but not when MULTIPLE cars are BROKEN IN TO***** Also would love to receive footage of my car getting broken into since the cameras all of a sudden work.

I’ve really been enjoying my apartment and absolutely love the location. It’s a beautiful community with so much potential, and I’m grateful to see the improvements being made. Unfortunately, the previous management left the property with a lot of work needed and many things that had been overlooked for far too long. Thankfully, the new team in the office has been amazing. The women there have been so helpful, attentive, and genuinely committed to making this community better. I truly appreciate all their hard work, dedication, and willingness to go above and beyond for the residents. It’s clear they care about creating a better experience for everyone, and I’m excited to see all the positive changes happening throughout the building.

I’ve lived at this property for 2 years, including through the management transition to RPM Living a few months ago, and conditions have steadily deteriorated. Sharing my documented experience so prospective renters know what they’re signing up for. A note on the older reviews: Despite the management change, every 1-star review below is still relevant. The same problems persist and have actually worsened under new management. Don’t let “new management” reassure you, it hasn’t changed the trajectory of this building. Elevators (safety issue): On August 6, 2026, I was trapped in an elevator and had to be rescued by Miami-Dade Fire Rescue. As of August 7, the elevator’s Certificate of Operation posted in the cab expired 7/31/2026 (photo attached). The firefighter told me directly not to use that elevator again because they are “constantly” rescuing people here. To be fair, when new management took over they initially made improvements to the elevators , but they lasted only about two months before the same failures returned. Residents reported the same on our old community board, people trapped and banging for help, elevators dropping half a floor mid-ride, multiple elevators out at once (screenshots attached; names and photos edited for privacy). This has been ongoing for years across two management companies. Unanswered communication: I have emailed management many times documenting these issues and received no response. Perhaps they’ll find time to respond to this public review instead, though it would have been more professional to address the situation privately when residents raised it directly, as I did, repeatedly. Property conditions (photos attached): Trash accumulating in the loading area, unkempt sidewalks and street frontage, hallway A/C frequently not working, hot, humid corridors that smell like a locker room. Pool umbrellas broken and removed without replacement; lounge chairs broken and neither repaired nor replaced. Key fobs regularly fail, locking residents out of their own homes and the garage. When RPM took over, they removed the resident community app (Lively) where neighbors documented these problems, and despite repeated promises to restore it, they have not. Residents are leaving. Quality of life has deteriorated to the point that not a single original renter on my floor has renewed their lease, all have moved out, and others have told me they’ll leave when their current lease ends. That says more than any review could. I have filed reports with the appropriate county and state agencies. Renters considering this building: ask management for the elevator inspection history before signing anything and try to talk to any current resident to get the reality of living here firsthand.
